getting expensive for what you get

apartments are pretty spacious water pressure is pretty good, and heats up quickly washing machines usually work pretty well super fixes things quickly
Cons:
roach issues often floors are thin so you hear everything happening above building manager is a pain to talk to some hallways still have carpet, and they stay very dirty

Terrible management who does not want to help

We've had water leakage issues 4 times within a year. The pipe burst in January and flooded the entire apartment, including our upstairs and downstairs neighbors'. This left giant holes in the ceiling and rendered the apartment uninhabitable due to the loss of heat insulation in winter. Management charged full rent for the entire period and did not provide any alternative housing, was very slow in responding, and threatened to sue if we withheld rent as a way to pressure for timely repairs. We paid out of pocket for two months of housing while waiting for repairs, and received no compensation from the landlord at all. Also had cockroaches in the apartment.

Terrible management. Does not respond. A bully. Rent increases are high.
Advice to owner:
Hire a management company (ie. not Hoffman) that responds to tenants and doesn't tell yell at them for following up on unreturned phone calls and emails.

The on-site super does an amazing job and communicates updates well. The apartments are well-maintained, people are friendly and keep their spaces clean.
Cons:
The management company --the building manager specifically-- are very unresponsive and make normal procedural updates very difficult.
Advice to owner:
Talk to your renters.

Loved the Apartment, Ruined by a Bad Upstairs Neighbor

If you’re rear facing it’s really quiet, the apartment (mine was a studio) was very nice and the space is used well so it feels bigger. The super was great.
Cons:
The floors are super thin, so the only noise issue comes from upstairs. Most of the time should be ok, I lived there for two years. But I had to move out because in the last few months I got an awful upstairs neighbor who would wake me up at all hours of the night, wear boots in their apartment…I mean it was just ridiculous how loud it was and how much it would shake the unit.
Advice to owner:
I’m not sure if there’s much you can do, but be firmer on enforcing rugs.

Cons:
Walls are paper thin. Can hear practically everything your neighbors do and foot steps.
Advice to owner:
Ensure preopety managers respond timely and not after months of chasing.

I have no massive complaints about this building. Super is relatively responsive. No big drama with either neighbors or landlord.
Cons:
1. Heat is a little cold during winter but I bought a heater and it worked out fine. I probably could've asked the super to increase the heat but I didn't. 2. Building is pretty old. So you get what you see (in an apartment tour). 3. Noise outside is loud sometimes but I'm a heavy sleeper so I don't mind. Also you live next to Penn Station and MSG so you should expect that.

The live-in super keeps the building feeling like a small community. The neighbors are friendly and many have lived there for more than a decade; giving the building the feel of an extended family.
Cons:
The management company can be slow to respond to administrative issues. If you happen to have to deal with “Rosemary” - plan to have no calls or emails returned. Other than that, they take care of their properties.

Spruce up the exterior.

Spacious affordable apartments

- really spacious apartments, well maintained - overall clean and tidy building - minimal rent increases
Cons:
- you hear everything from the neighbors above - super is very grumpy and is rude for no reason - management unorganized - the area got a bit sketchy in pandemic

Build insulation into floors/ceilings Super should be more professional
