Recent tenant feedback on buildings managed by PAUL BRENSILBER consistently praises the well-maintained cleanliness and efficient garbage management. Residents appreciate the responsive and reliable management team, noting quick maintenance support. The buildings feature charming pre-war architecture and convenient amenities, though some mention limited laundry facilities and occasional inconsistent heat control typical in older buildings. Noise levels vary due to location factors like nearby hospitals or construction. Rent increases have been a concern, described as steep by tenants who otherwise fulfill their obligations. Overall, renters recommend these buildings for their location, management attentiveness, and upkeep despite some minor infrastructure and cost challenges.

Great building! I recommend

Pros

Lived here for three years in the rear of the building and loved the natural light and spacious apartment.

Cons

No real cons besides only one washing machine and one dryer in the building. Windows are old so the apartment is a little cold in the winter

Advice to the owners

Add another washer dryer

Former tenant·Over 1 year ago

Good place to live, reliable super & management team, way too expensive now

Pros

Pre-war building with central heat, big windows, very well maintained old-school elevator, Chris & Frankie are wonderful in supporting with our maintenance requests (they often respond next day or even immediately if they're in the building). Never had issues with trash, sometimes the laundry in basement can be iffy. Really cannot beat the location, next to TJ's, Fairway, Target, CVS, AMC (<5 mins walking)

Cons

The heat is a bit unreliable sometimes (too hot/too cold) but that's typical for pre-war NYC buildings. The rent increases are quite exorbitant (~$1000 increase within a 3 year period).

Advice to the owners

Your rent increases were quite exorbitant despite tenants being 100% on time for payments and never raised serious issues.
