Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent renter feedback for buildings managed by Luis Martinez reveals mixed experiences. Pros include responsive landlord and management, nice updated apartments, great locations near amenities, and reliable heat and water pressure. However, common concerns center on poor cleanliness and garbage management in common areas, persistent pest issues such as cockroaches and occasional rats, and package theft inside buildings. Some tenants report problematic neighbors and harassment incidents, with security cameras possibly ineffective. There are issues with management’s inconsistent responsiveness and reluctance to address deeper maintenance needs beyond temporary fixes, especially in rent-stabilized units. Overall, while apartments show potential, significant improvements in building upkeep and tenant relations are warranted.

Nice apartments but problematic building

Pros

The newer apartments are nice. Owner is responsive. Excellent location.

Cons

Common areas are filthy and not kept up well. Problems with garbage management. The super can be unresponsive.. you have to go through owner to get any response. They’ll fix issues with a band aid but refuse to replace anything. Issues with packages going missing from inside the building. Recently there have been people using hard drugs outside. Almost certain the security cameras do not work. No issues with pests in my unit but will see roaches in hallway / stairwells. Occasional issues with heat and hot water. There is a mix of tenants in this building. Some younger, some nice families, but a few problematic tenants as well. One tenant on the first floor smokes indoors and it makes the whole building smell. If you are not in a rent stabilized unit, expect rent gouging each year.

Advice to the owners

Thes building needs more TLC and attention to cleanliness, especially when it comes to rent stabilized units/tenants. If you want to increase prices because of the location, the general upkeep of the building should warrant it.

Definitely something illegal going on

Pros

- Good location

Cons

- Was threatened at 10 PM at night in our own home by the realtor who lives in the building after inquiring about our rent stabilized unit - Rent was raised to $4,000 for a tiny 3 bedroom with no closets - Had shower cockroaches in the summer time that wouldn't go away - Do NOT live in this building. Owners like these that continue charging whatever the hell they want for buildings they don't maintain just bc there are idiots willing to pay these prices to live in Brooklyn's trendiest neighborhood. Don't be a part of the problem. It's filthy and they don't deserve your money.
