Not worth the stress

Pros

The size of the apartment is nice.

Cons

First and foremost, the landlord does not care about the tenants. Good luck trying to get in touch with the agency. I was lucky that one of his people was super responsive. But he ended up leaving. The one that replaced him also ended up leaving eventually. The super is not live-in and comes maybe once or twice a week. The hallways are not clean and generally will find a bunch of flies. Rats are known to infest the basement where the laundry is. The front door bangs shut and hasnt been fixed. I could hear the door shut from the upper floors. The door knob on the inner door keeps falling off. One time, tenants were locked out when the front door lock broke. The heater works but not effectively. It’s right by the window, which i find is not well insulated. Heat escapes easily. Rent increased pretty high for a poorly managed building The neighborhood can be pretty loud; lot of people hanging outside. Lot of people shouting.

Fine Apartment - TERRIBLE Management/Landlords

Pros

The apartment itself is nice and spacious; the heat and AC have worked fine and we have never had any issues with electricity or gas. The neighbors are pretty respectful and get along with one another.

Cons

The apartment was quite filthy when we moved it - it was very clear they just painted the walls and didn't touch a single thing between tenants. The washer/dryers break all the time - management just lets them break and have technicians continue to come rather than pay for the part that's needed to repair the constant breaks. There have been rat feces found in the basement multiple times. The door that leads from the outside to the basement had been unlocked and broken for months, leaving the building open to anyone from the outside. Packages have been stolen but it was clearly from a break-in, not from someone within the building. That being said, there's no camera for security on the stoop or anything.

Advice to the owners

Aegis Realty is...terrible. And that's an understatement. They're extremely uncommunicative, especially when it comes to defending your rights as a tenant. While it's technically within their legal rights, they WILL raise the rent by 15-20% every year while not fixing/renovating the apartment to reflect the new price. They are asking WELL above the market average for this area and it's landlords like this that are a major fault of gentrification in NYC. They're slumlords, to say the least. When trying to communicate with them on pro-rated rent since the lease ended in the middle of the month, it took over 10 calls, 10 emails over 1-2 weeks to get them to give a vague answer, not even a clear one or confirm a pro-rated amount. They will do ANYTHING to get extra money they don't deserve. They skirt by all the laws barely enough that you cannot take action against them and simply do not care about the tenant. I'd highly recommend you research them and also notice their hundreds of current DOH complaints in their other buildings and thousands of other previous ones that have since been settled. Slumlords...do not rent from this company if you have a choice.
