Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback on buildings managed by Giovanni Sacco paints a mixed picture heavily skewed toward dissatisfaction, especially with the property at 165 Bleecker Street, which suffers from poor maintenance, pest infestations, heating issues, and unresponsiveness from management. Multiple tenants report leaks, mold, and safety hazards, alongside slow or absent repairs and garbage management problems. Conversely, another location on East 6th Street fares better, with tenants appreciating the neighborhood and reasonable rent, though communication with management—mainly due to language barriers with the super—is sometimes slow. Overall, renters can expect management to be unresponsive and maintenance lacking at certain buildings, with significant improvements needed.

The worst place ever

Pros

The location and price were great, big bedrooms with closets.

Cons

Management sucks. Seriously. The buildings is really breaking down and management blames you. I had over $3000 worth of furniture/linens/rugs damaged by a leak and they didn't show up to fix the leak for several days. the heat never worked, there were mice EVERYWHERE (even after the exterminator came several times). A window just fell out once and glass shattered everywhere, the landlord didn’t fix it for 4 months. The trash “room” (a closet full of rats) was located on the first floor and the lobby reeked. Maybe that’s where all the mice came from?

Advice to the owners

condemn the building honestly.

Communication is slow

Pros

Great neighborhood (the heart of East Village) The amount of rent I paid ($1500 per room per month in a 2b2b) is reasonable in this neighborhood. It’s an old building so it’s understandable that sometimes during the winter we might have heat problems. Usually when it happens the manager is on top of it and will get it fix right away.

Cons

Super lives in the same building but can’t speak English (only Spanish) so it’s hard for me to communicate with him when needed. The building has no doorman and I’ve had issues receiving packages (1-2 times in 2 years).

Advice to the owners

Be more patient with tenants.
