Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Eli Gibber reveal a mixed experience with notable management challenges. While some appreciate responsive supers, cleanliness in common areas, and renovated units with modern appliances, many express frustration over slow or poor owner responsiveness, inconsistent heating, pest problems during warmer months, and noise from neighbors. Garbage management is generally satisfactory, but water pressure and heating quality vary. Transparency and communication about utilities and repairs are frequently cited issues. Tenants recommend improvements in maintenance speed, pest control, clearer communication, and better heating solutions. Overall, management appears inconsistent, with tenants experiencing both positive and negative aspects across properties.

New Owners that just look at tenants as check writers

Pros

Fine building overall. They keep the alley where the trash goes clean and orderly. (Landlords before were more engaged with the apartment)

Cons

Repairs take forever. They are not responsive, and when they are, they often treat the tenants with little priority. Not transparent, it's on tenant to make sure the work is done. Very common theme is we email them and have to follow up one, two or more times just to get one response. Hot water issues, during peak winter storm and they haven't fixed it as of me writing this (6 days). Mold issues. No consistent super which leaves tenants independent.

Advice to the owners

Strengthening the response times, being transparent when there's issues. Actively fixing issues when raised.

Great sublet experience

Pros

Had a great experience subletting for a few months here! Never had a problem with packages getting stolen, very consistent pest control under new management, sweet neighbors.

Cons

My particular unit has a couple quirks, like no outlets in the bathroom and kitchen cabinets too tall for anyone under 5'3 to reach without a stepstool-- just be aware of that!
