Great location but poorly maintained building

Pros:
Great location near grocery store, coffee shops, Harlem restaurant row, Central Park, Morningside Park, and subways. Decent value for the neighborhood and the amount of space you have.
Cons:
Maintenance - it take weeks or months to get anything fixed with sometimes issues going unresolved. Residents in the building have experienced leaking ceilings for months, a collapsed wall, exploding sink, broken closets, broken door buzzers, and more. All taking far too long to fix. The super is unresponsive most of the time and requires daily and weekly reminders to get anything done, often saying something will be fixed but never actually fixing it.

Resident leave leaking, smelly garbage in the hallway even though the garbage chut is 4 feet away. Garbage will pile up for days and leak all of the floors. The floors and common spaces are only cleaned a few times a year, so the building is generally filthy. Residents will stuff paper in the front door to keep it from locking, allowing anybody to enter the building without a key.

There is no communication with the management company and it is up to residents to figure things out themselves like paying rent online. No instructions were given for lease renewal like when it was due or where to mail it.

Water pressure and temperature is terrible. You have to run the water for 5-10 minutes to get hot water and it is the lowest water pressure I've experienced.
Advice to owner:
Clean the building regularly. Enforce garbage management. Communicate with residents. Maintain the building properly.

Great location, terrible management

Pros:
Small building. Great location (coffee shop and bar on ground floor and Best Market across the street).
Cons:
- The super doesn't fix any problem without constant follow-up. You might get a commitment for a fix on Wednesday, stay home from work, and then get ghosted. Only way things get things fixed is by making 311 complaints, and even then it takes months.
- Building is poorly maintained, often filthy hallways, stairs and common area.
- Water pressure is low.
- No recycling, everything goes down the same chute.
Advice to owner:
Get an online maintenance request system and provide clear communication about when and if things will be fixed. Clean the building regularly and keep up with repairs (roof, stairs, intercom, etc)
