Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews for buildings managed by Samuel Kurtz underscore a mix of solid advantages and notable concerns. Residents frequently commend the cleanliness and efficient garbage management, alongside the friendly neighborhood atmosphere and responsive superintendents. However, recurring issues include inconsistent heating, pest control troubles, and owner responsiveness, which often falls short. Some buildings appear well-maintained, while others reveal significant maintenance struggles and pervasive pest issues. Renters appreciate affordability, yet many suggest the need for updates and renovation to improve living conditions. Overall, while some buildings stand out for quality management, not all tenants have had a favorable experience.

Bang for your buck: What more could you ask for?

Pros

A fairly affordable apartment with relatively (to NYC slumlord standards) good care. A group of friendly live-in supers run a tight ship keeping the courtyard looking nice and the trash tidy/spraying down the sidewalks. Courtyard is a nice space. Minimal repairs needed despite this being an old building. Very warm and consistent heat on the 5th floor. Sunny apartment with big windows. Close to Greenwood Cemetery which is nice to walk around. Close to the pretty steady R train. Great sunsets on the roof.

Cons

Bike racks were always packed with abandoned bikes -- no space to lock up. No elevator -- noticed older residents moving out. Stairwell needed cleaning. Ceiling leak repaired to no avail and sloppy. Lots of pollution coming from industry nearby, expressway, and 4th ave but thats the city. Minimal trees in surrounding area. Diner on ground floor blew its grease exhaust into courtyard -- smelled bad.
