Review summary

Summarized from anonymous rental reviews on Openigloo.

Reviews for buildings managed by Vito Cutugno indicate a range of tenant experiences, with notable issues regarding management responsiveness. While some residents appreciate the charm and location of the apartments, others express frustration over slow reactions to maintenance requests, particularly concerning pest control and fire damage repairs. Cleanliness and safety issues, including reports of rodents and unsecured common areas, are recurrent themes. Although there are a few positive remarks about the responsiveness of the owner, it seems that overall management lacks consistent effectiveness. Potential tenants should weigh these insights carefully when considering a rental from this landlord.

Fire, mold, and months of unresponsive management

Pros

Prewar one-bedroom with real charm and a great West Village location. That's about where the good ends.

Cons

Slow, reactive management from day one: mold and mildew in the shower/cabinets/fridge at move-in, a broken entryway light left unfixed for weeks, a loose fire-escape window that took over a month to repair, and a rat/mouse problem in the building hallways. Then on 7/9/24 a fire on an upper floor flooded and damaged my apartment, leaving it uninhabitable. Management (MD Squared Property Group, owner GRL Real Property LLC) gave no concrete guidance on temporary housing for weeks, moved and sealed my belongings without notice after telling me otherwise, and never answered basic questions about repair timelines, storage, or reimbursement. I ultimately had to hire an attorney and terminate lease for breach of the warranty of habitability. Months of being strung along, on top of slow walked repairs.

Advice to the owners

Respond to tenants, especially in an emergency. A fire displacing a resident isn't a maintenance ticket, it needs a same day plan for temporary housing, belongings, and communication, not weeks of silence and a lawyer's letter before you engage.

Pros

The street itself is beautiful - the super is a really nice guy who takes care of the trash well

Cons

- worst building management ever - rats inside the building and management doesn’t care - decaying and disgusting hallways and dangerous stairs that are falling apart - fire occurred in june 2024 and the building didn’t start construction until january 2025 leaving everyone in unsafe conditions - multiple break ins and stolen packages and building didn’t add in any additional security measures - building always smells - you can hear everything in every apartment - no heat in winter to the point I was wearing gloves and winter jacket inside, nothing happened until threatening to call 311 - old windows with terrible draft in winter
