Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant feedback on buildings managed by Alex Abreu reveals a mixed experience. While many appreciate decent location, building cleanliness, and generally responsive management during business hours, there are notable concerns. Rent increases have been steep, causing dissatisfaction among long-term tenants. Communication with the superintendent and after-hours maintenance responsiveness are common issues, with some residents reporting ignored messages. Pest control effectiveness varies, with occasional rodent problems cited. Garbage management and noise levels receive middling ratings. Suggestions include improving response times, better monitoring of maintenance requests, and enhanced building upkeep. Overall, prospective renters should weigh good location and some management responsiveness against inconsistencies in service and rising costs.

Reviews

Overpriced, okay management but superintendent sucks

Pros

Location, size, management is decent and open to limited negotiation on rent increases, they have been fairly responsive to most repair requests (with caveats)

Cons

WAY overpriced. They sold the building in 2023 and jacked everyone's rent up by $1000+. They have been systematically pricing out all of the long term tenants and have just filed to evict the last apartment to get a reasonable deal. The superintendent sucks. Management will say they're sending him and he just won't show up, or he'll show up at 9 pm without notice. He has read receipts on his text messages and will open your texts and just ignore you. Management handles maintenance requests during business hours and is usually fairly decent about it, but if you have an emergency outside of business hours and text the super about it he will either ignore you or tell you to call the office.

Overpriced apartment, frequent maintenance issues, non-responsive management

Pros

The neighbors were alright

Cons

Management--specifically Alex Abreu--often completely ignored maintenance requests and required constant emails to get him to respond to simple requests. He would say he'd follow up on maintenance issues, only to ignore them.

Advice to the owners

Fire your management team and get people who actually care about maintaining habitable apartments for your tenants.
