Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Adam Reisman reveal a mixed management experience. Positive remarks highlight well-maintained, clean buildings with responsive and friendly superintendents, solid construction, and quiet, respectful neighbors. Amenities like in-unit laundry and elevators are appreciated. However, recurring issues include poor heating management with some apartments uncomfortably cold, inconsistent water pressure, garbage mismanagement, and occasional pest problems. Security concerns, package theft, and noisy surroundings are noted by some renters. Complaints about management attitude, delayed maintenance, and nickel-and-diming practices also appear. Overall, tenants find potential in the buildings but urge improved heating, garbage handling, security, and more empathetic and timely owner responsiveness.

EXTREMELY STINGY new owners refuse to heat building, won't remove garbarge

Pros

Solid prewar construction. Thick walls, good elevators (when working). Kept reasonably clean and fully pest-free

Cons

Heat is run extremely infrequently even on coldest days. Often below legal minimum temperatures. Owners installed new "smart" boiler to try and save money, heating FAR less than before. I am on one of the bottom floors (should be the warmest) and boiler rarely runs. Ownership is nickel-and-diming for things like a monthly charge for water. At one point, management let garbage pile 6-8 feet high in the garbage room. Trash chute often broken Elevators break somewhat frequently but there are 2 and breakdowns are happening less.

Advice to the owners

Stop cheaping out on things like heat, utilities. Premium prices must = premium experience

Clean Building, Responsive Management

Pros

In-unit amenities are top notch, management is responsive and notifies tenants of any construction. Location is fantastic.

Cons

Some pests here and there. Very expensive. Mail room is not very secure.
