Very quiet apartment, no parties
Clean building
Maintenance, leasing, and super are incredibly responsive

Super is responsive and always available
The building was always clean
Cons:
I had a few pest issues nothing major (waterbugs) they then sent someone to close up all the holes to stop the issues. Also, there was a rat in my wall here and there for a while but they did take precautions and it never entered the apartment it was more random scratching in the wall at night which was annoying but went away after a month or so. Wasnt confirmed confirmed and they didn't see anything when looking into the wall.

live in super who is helpful and nice, laundry in building, trash chutes on every floor, up to date appliances, clean building, friendly neighbors
Cons:
gets a bit hot in the spring because they take a while to turn the ac on. got cockroaches in the apt when i left for vacation over the summer but management coordinated exterminator to come and they didnt come back, they were doing construction when i was living there and put some crazy blue plastic on the windows...people complained and they took it down and replaced w clear plastic a few days later

Maintenance was responsive and I had very few issues in the building. Amazing location and I really enjoyed the year I spent there; I only moved out because I left the city.
Cons:
Obviously it's pretty pricey, but if you're looking at the area, you already know that!

AMAZING area. 2 bedroom, flex 3, 2 bathrooms. Great space. Laundry in the building. Safe.

Package room often gets messy and hard to find yours. Have to use key tap for the elevator now, food delivery people often gets confused

Pros:
Apartments are generously sized and kitchens newly updated. Building itself is kept very clean and the live in super is helpful and responsive.
Cons:
The AC units seem to be at their max lifespan, water pressure could be better especially the hot water and in the winter. The water itself seems to have a high mineral content. The rent increases year to year are high but what isn’t in this neighborhood.
Advice to owner:
Don’t take advantage of your renters and charge a fair increase at lease renewal.

Great Building, Maint. & Super / Tough Time Getting Deposit Back

The building is clean and well kept, the supers are always really friendly and helpful.
Cons:
The management company is abysmal to deal with. Cryptic answers, hard to reach, don't return emails or calls in a timely manner and don't seem to respect tenants to offer even basic politeness with customer service. It took me months to get my deposit back and understand why / what was happening.
Advice to owner:
Cheer up and improve turnaround times when responding to tenant inquiries!

Truly one of the best locations in downtown Manhattan. If you live facing the interior, the building is very quiet. Building is fairly well maintained and well priced for tribeca.
Cons:
Gigantic price hikes. Walls are very thin.

Prioritize your existing renters.

Pros:
The building itself was pretty good. Great location, hardworking staff, things generally in working order. But the high rating is misleading because it only accounts for details about the property, though I think it should also consider management and landlord. Keep reading.
Cons:
Where to begin. The shady, unscrupulous management office negates every positive aspect of the building. They engage in fraudulent practices like charging illegal fees, withholding security deposits (making it borderline impossible to get it back), and ignoring or threatening residents who make legitimate complaints about heat/AC/pests. They take forever to respond and when they do, it’s to intimidate and criticize you. Talking to anyone in their office was maddening at best and frightening at worst. They showed absolutely no remorse for my (or other people’s) situations during the pandemic. One of them threatened me personally. The super, Rita, technically does her job but is extremely unpleasant and talks shit about residents to other residents. We were all scared of her! Also, issues with management weren’t isolated to me or this building - I’ve spoken to several residents across different Abington buildings who have had uniformly negative experiences. Not a single one would recommend Abington. It’s astounding that a company this cursed operates so many properties in nice parts of the city. Who knew.
Advice to owner:
Stop breaking laws and defrauding residents. Do us all a favor and go out of business.
