Summarized from anonymous rental reviews on openigloo.
Reviews of buildings managed by BOTA PROPERTY MANAGEMENT LLC reflect mixed experiences with strong points in cleanliness, well-maintained common areas, and friendly doorman and staff. Many tenants appreciate the convenientlocations and quiet neighborhoods, with good garbage management and overall building upkeep. However, issues frequently arise around inconsistent heating, pest infestations including rodents and roaches, and slow or unprofessional management responsiveness—particularly concerning specific personnel like the super and property managers. Some renters report deceptive or difficult landlord interactions, rent increases, and conflict with co-op board rules. While the buildings offer appealing amenities, management could improve by addressing maintenance responsiveness, pest control, and tenant communication.

Great building but beware of individual landlords
Former Tenant
Pros:
Building was well-maintained, nice laundry room, elevators, trash rooms on every floor
Cons:
Co-op building, so application process is very involved and you’re at the whim of the owner of the individual unit

A good place to call home with quirks
Former Tenant
Pros:
- Amazing, caring, personable doormen and staff - Super responsive LL and super - Amazing neighborhood and convenient location (4 min walk to Trader Joe's, right next to the park and river, etc) - Relatively quiet block
Cons:
- Neighbors usually quiet, but I had a next door neighbor begin construction with no advance notice. It was very loud and disruptive as I WFH and this went on for months and months. I did not receive compensation or any alternatives, just a "sorry" from the neighbor - Occasional roach no matter how clean you are (could be unit-dependent, some of my neighbors report never seeing one) - Hot water works about 80% of the time, monthly water shutdowns to maintain the pipes as it is an old prewar building

Great building, terrible management/owners
Former Tenant
Pros:
Location, attentive porters
Cons:
Management company, rent increases Babad management company is one of the worst in the city. Terribly mean (Einhorn) and they are on the already corrupt board. Everything done by Babad and the board here seems illegal and not in the best interest of the building

Great apartment in a busy area!
Former Tenant
Pros:
The building is in a great location with lots to do around. It is always clean and the trash is emptied daily. There are tons of washers/dryers in the building basement so you never have to wait for a turn to do laundry. Overall a great place to live.
Cons:
It is in a busier area, so it is louder.

Amazing location with great transit access. The staff are wonderful and responsiveness, and the building is very clean.

Someone died in Apt 307
Former Tenant
Pros:
Very nice doormen
Cons:
No amenities, Roach and mice problem. Also, you don't have to disclose in NY state when there is a murder in these apts but there are several. Namely apt 307 had a grisly murder
Advice to owner:
Disclose the rat problem & murders

Felt like HOME
Former Tenant
Pros:
- amazing staff. Everyone knows your name and they are the sweetest humans ever! - very quiet neighbors! - barely any bugs. We lived here for 2 years and saw a total of two bugs. Really amazing.
Cons:
- frequent water fixes. HOWEVER, they are very quick about it! - small apartment. A lot smaller than any pictures show. Good for one person or two people that really love each other lol
Advice to owner:
Keep the amazing staff tipped and happy!! They truly are so kind and amazing!

Horrible management company, bare mininum maintenance
Former Tenant
Pros:
The location is great, you can't get better. And some of the units have big layouts for the West Village but you are are paying very high prices for it, there are no deals to be had here .
Cons:
The apt units are owned by different owners and management companies. Battery City Management are the worse and all the reviews if you Google them are regarding these people; they are difficult and rude to deal with and are an overall nightmare. Every question and request is treated like a burden and you will be treated like a disposable POS. I would be careful in dealing with them as they are not trustworthy at all and just be overall wary if you decide to deal with their apts. The building itself if maintained at the absolute bare minimum, leaks, old paint and I'm just talking about the hallways. The elevators don't have a consistent maintenance schedule either which is very dangerous and the "security" is non existent (the people at the front are glorified package receivers, they are super polite but helping you is not their job).
Advice to owner:
Hire better people

Einhorn sucks but the building is generally good
Former Tenant
Pros:
The porters keep it clean every single morning and even spray down the sidewalk.
Cons:
Einhorn sucks, the weekend doorman get really weird and crazy about packages for no reason. The heat stays on way past when it’s warm out ( or is randomly off when it’s cold) and our drain needs snaking every 2 weeks
Advice to owner:
Einhorn is quite possibly the worst person you will ever have to deal with. He is rude, unreasonable and arrogant. God bless all who rent from him

Potential with right owner
Former Tenant
Pros:
The location is great, if you are on a higher floor the views of the city are great.
Cons:
People in the building can be snobby, doormen were not particularly useful. Many apartments in need of updating.
