Review Summary for Jesus Guzman
Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews highlight buildings managed by JESUS GUZMAN as having excellent garbage management and responsive owners. The locations are praised. However, some buildings experience pest issues like roaches and mice, inadequate cleanliness in common areas, occasional heating problems, and outdated amenities. While management is quick to respond, improvement delays have been noted. Tenants suggest more proactive pest control, better maintenance of common areas, and upgrades to amenities to enhance overall living experiences. Despite these drawbacks, the majority of renters approve the owner and recommend staying in these buildings.

Pros and cons
Former Tenant
Pros:
Landlord super responsive and willing to send someone right away. History of stabilized apartments. Excellent location.
Cons:
There are roaches in the building. Also, my unit faced only brick walls on all sides.

my first Brooklyn apartment!
Former Tenant
Pros:
in a great location so I was willing to deal with the actual apartment being not as nice as the area, that being said it’s really not bad-just an old building that could use a facelift
Cons:
Hallways can get dirty, saw a few dead roaches in the halls over the summer that would sit there because non of the tenants wanted to clean it up and management certainly wasn’t doing anything about it. They painted the doors and didn’t bother cleaning up the drywall dust for weeks. The actual unit is fine, just some old appliances (fridge is white and rusted but at least it works) and floors that’s are on an incline but you get used to it
Advice to owner:
Clean the hallways more often!

Great location, not well maintained
Former Tenant
Pros:
Wonderful location and neighbors seem great
Cons:
Repeated issue with mice and bugs. The management responds quickly but didn’t take appropriate steps for months. Halls often dirty, are weirdly partly painted. Heat is too low in the winter despite complaints

Nice place to live
Former Tenant
Pros:
Clean enough, well managed
Cons:
Could use some retouching, my floors were slanted
Advice to owner:
Fix the floors, pay contractors to actually improve the kitchens. A backsplash tile fell off
