Nice building, great area, disengaged landlords

Pros:
The area is really great. The building has a nice basement with storage area for each tenant as well as laundry. The building is clean and the apartments are renovated inside as well. Some very nice touches like heated floors in the bathroom (that you pay for on your electric bill!), and A/C that isn't window units but mini-split units. Nice hardwood floors and countertops as well. There is also a very nice perk of a semi-finished roof area for relaxing.
Cons:
Pest control is a problem. More pests than anywhere I've lived - likely due to the restaurants and bakeries directly surrounding the building. The landlords are reactive to pests - not proactive. We've had multiple stretches of broken hot water in the middle of winter, and broken heat as well. The landlords take their time while travelling the world in getting it fixed, and they never offer any sort of compensation for the degraded service and living conditions.
The other CON is that, while it's nice to have non-window A/C, these are also your heat. So your heating or A/C bill is going to be between $200-350 every month regardless of season. Plus they break often.
Advice to owner:
Be preventative with pests vs reactive. Offer compensation on rent if water, utilities, heat, etc. break and you don't or can't be present for quick resolution.

Pros:
Nice place on the surface. Outdoor roof deck. Great neighbors.
Cons:
Landlords do basic minimum and that isn’t even enough. Not responsive to problems (no heat in middle of winter, rodents, no hot water for a week),
Advice to owner:
Follow through on what you say (ie. Monthly exterminator signup that never happened). Actually fix the problem rather than calling the same people who have no idea what they are doing.
