Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants renting from Michael Niamonitakis report ongoing issues with heat and hot water, especially during winter, often leading to unsafe, cold conditions. Maintenance and management responsiveness are frequently criticized as slow or inadequate, with emergencies sometimes ignored. Cleanliness and garbage management vary but tend to be below expectations, with common areas often unkempt and pest problems persisting despite treatments. Security concerns include package theft and tenant smoking in hallways, which the management poorly addresses. While some apartments have been renovated and locations are convenient, overall building upkeep and management communication need significant improvement to meet tenant needs and ensure a livable environment.

No heat/hot water two winters in a row

Pros

Very convenient location! Cute building, big windows, enough closet space and that's really saying something for Brooklyn. Nice neighbors and fairly quiet. Quiet enough to hear the Q train. Clean enough, and they have a monthly exterminator come in and spray. There are still roaches, however. Also mice.

Cons

Two years in a row the heat/hot water has gone out and they have not taken adequate measures to fix the boiler. Extremely cold inside, especially on the lower floors. They put in a "temporary" boiler that sat out front for six months after they got tired of being cited by the city. We called 311, we tried everything. Management was not responsive, offered no discount on our rent, did not take adequate action. It COULD be a really nice building except for this nonsense, which is so basic that it's ridiculous. What good is an apartment with no heat or hot water?

Advice to the owners

Get this figured out or your tenants will unionize.

Not perfect but still good

Pros

Recently did renovations so the front entrance and lobby/halls look WAY nicer than it did when we moved in. Renovated kitchen. On the park and by 2 trains so IDEAL location. A 1 bedroom has plenty of space.

Cons

The radiators are BLASTED all winter and spring and it gets so hot we always have the windows open. Even on days when it gets warmer they won’t turn it off (tenants have no control). We had mice and cockroaches our 3rd year. The exterminator gave us sticky traps and the super filled one hole in the radiator, but we improved the situation mostly by our own means. The squeakiest wooden floors known to man. Big smokers in the building that smoke in the hall.

Advice to the owners

Communication with issues in the building should be communicated. The office should be easier to contact-it’s open at strange hours and closed on Wednesdays? Also, need better management on the heat in the boiler room.
