Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews for buildings managed by Michael Niamonitakis reveal a mixed experience. While some residents appreciate the friendly staff and prime locations, numerous complaints point to serious issues with heat, management responsiveness, and overall cleanliness. Many reported inadequate heating and maintenance delays, particularly concerning hot water and pest control. Noise from neighbors is a common concern, and security, especially regarding package theft and smoking in common areas, has prompted frustration. Overall, renters advise more proactive management and improvements in building upkeep to enhance tenant satisfaction.

Great location, easy management

Pros

The people who work in the rental office are great, super is kind. Location is fantastic.

Cons

It’s a bit loud if you’re facing the park. Some neighbors will play music really loud which is fun sometimes and overwhelming other times.

No heat/hot water two winters in a row

Pros

Very convenient location! Cute building, big windows, enough closet space and that's really saying something for Brooklyn. Nice neighbors and fairly quiet. Quiet enough to hear the Q train. Clean enough, and they have a monthly exterminator come in and spray. There are still roaches, however. Also mice.

Cons

Two years in a row the heat/hot water has gone out and they have not taken adequate measures to fix the boiler. Extremely cold inside, especially on the lower floors. They put in a "temporary" boiler that sat out front for six months after they got tired of being cited by the city. We called 311, we tried everything. Management was not responsive, offered no discount on our rent, did not take adequate action. It COULD be a really nice building except for this nonsense, which is so basic that it's ridiculous. What good is an apartment with no heat or hot water?
