Review Summary for George Lavian
Summarized from anonymous rental reviews on openigloo.
George Lavian's buildings show mixed management quality. Tenants frequently praise the convenient locations and sometimes responsive live-in supers who address maintenance effectively. However, pest control is a recurring issue with reports of mice, roaches, and occasional bedbugs, often lingering unresolved. Cleanliness and garbage management vary widely across properties, with some common areas poorly maintained. Communication and responsiveness from management are often criticized as slow, evasive, or dismissive, creating frustration among residents. Package theft and noise disturbances in certain buildings add to residents' concerns. Overall, expect practical living conditions with notable management challenges, especially regarding pest issues and tenant relations.

Great Building... if you're young
Former Tenant
Pros:
Great with maintenance, units are clean. Friendly environment with a lot of younger tenants.
Cons:
Pest control... bedbug history and cockroaches on lower levels.
Advice to owner:
Better pest control

Lived for one year
Former Tenant
Pros:
Apartment got a lot of sunlight, good neighbors
Cons:
Had issues with mice/roaches, generally an old building, came with all the old building issues you would expect.

Good location but bad management
Former Tenant
Pros:
Interior is very nice, awesome location of building and generally pest free.
Cons:
Management does not want to help you with your issue. I reported an issue wrong with my apartment and was told that if it bothered me I probably should not renew my lease.

Avoid this Building and Landlord
Former Tenant
Pros:
Somewhat large unit for the area
Cons:
Railroad style unit, someone broke into the apartment on our floor in broad daylight, packages were constantly stolen, Sahara East would play music so loud that the floor would shake until 2am on the weekdays, unresponsive landlord
Advice to owner:
Actually address renter's concerns instead of ingoring them

Management, loud neighbors, frequently stolen packages, and some people in the building dealt with cockroaches.

Cons:

Greedy management but okay building
Former Tenant
Pros:
Great location and overall good condition apartments
Cons:
- Management is greedy and WILL raise your rent an egregious amount
- When we moved in, they did not hire cleaners at all and it was filthy inside
- They took away some of our security deposit back for not "cleaning" but the apartment was in good condition
- Payment has to be done in person by check
Advice to owner:
Stop being so money hungry and invest in good tenants

Busiest street corner in the East Village
Former Tenant
Pros:
Heart of the East Village
Cons:
Crazy Street Corner
Bad Management
Tons of Noise! No sleep!
Advice to owner:
Clean up the area/ground floor tenants and it would be much better!

Kind of a slum
Former Tenant
Pros:
Location was nice (prime east village)
Cons:
The apartment had mice and roaches. Garbage attracted more rats. Super was not live-in even though it was advertised he would be. We had a water leak for 9 months out of the 12 that we lived there.

Very okay building
Former Tenant
Pros:
Nice neighbors, great live-in super, has an elevator, close to the F subway, responsive to any issues.
Cons:
Can only pay through check, which the accounting team will often lose or misplace. No laundry in the building, will occasionally see dead cockroaches in common areas
Advice to owner:
allow online payments

Mice & The Invisible Landlord
Former Tenant
Pros:
Good location, rent was never raised drastically year over year
Cons:
While the super was always difficult to hear back from and the management company never remembered anything and always had a different person answer the phone, it was worth it for the price until we had a mouse infestation. 6 months of trying to take care of pest control and we never once got the landlord directly on the phone. I believe he was invisible, they would always claim he’d call or use him as a threat but we’d never hear from him. All communication with the exterminator & responsibility for the situation was put on me and it was never resolved. We ended up giving a 60 day written notice we were leaving only to have them withhold our security deposit two months later claiming they didn’t know about a mouse and that we didn’t tell them we were leaving or return the keys. All lies. It was a complete mess and my worst rental experience of 5 years & 3 buildings in the city.
Advice to owner:
Take care of your building & answer your tenants

Great Location
Former Tenant
Pros:
The location is great, heat and water pressure are good.
Cons:
Can be loud depending if facing the street. Lately there’s been roaches in the lobby. Also, some of the repairs can take forever.

214 E 10th Review
Former Tenant
Pros:
Management’s maintenance team does a good job once on site.
Cons:
Building is very dirty, some tenants can be disturbing, leaving cigarette butts in the lobby, screaming at partners, there are flies everywhere
Advice to owner:
Property owner is very nice, needs to do a better job understanding current situation in the building.

Building was fine, ownership was sketchy
Former Tenant
Pros:
The location is great
Cons:
There were loads of roaches
Basic and unproblematic
Former Tenant
Pros:
never had any issues
Cons:
It might not be ideal if expectations exceed what this type of property can provide. Make sure to take look first.

Great location, good apartment
Former Tenant
Pros:
Apartment was in good condition, and we had no major issues during our lease. The draw is the location - if you want to live in the East Village, it’s unbeatable.
Cons:
Super was slow to respond and act when our refrigerator stopped working. A decent amount of noise from outside (though not as much as you might expect).
Advice to owner:
Responding to tenant issues more quickly would make a big difference.
