Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for Joshua Landau's buildings reveal a mixed management experience. Tenants frequently praise the buildings for cleanliness, well-maintained interiors, and responsive onsite staff or supers, especially at 215 West 84 Street. Positive notes include quiet neighbors and good security in some buildings. However, 138 East 38 Street has recurring issues with insufficient heating, inconsistent garbage management, pest problems, and security lapses. Many residents report slow or indifferent management responses, occasional rent hikes, and neighborhood noise. Overall, while some buildings under Landau's management offer a pleasant living environment with attentive staff, others suffer from cost-cutting on maintenance and utilities, leading to tenant dissatisfaction.

EXTREMELY STINGY new owners refuse to heat building, won't remove garbarge

Pros

Solid prewar construction. Thick walls, good elevators (when working). Kept reasonably clean and fully pest-free

Cons

Heat is run extremely infrequently even on coldest days. Often below legal minimum temperatures. Owners installed new "smart" boiler to try and save money, heating FAR less than before. I am on one of the bottom floors (should be the warmest) and boiler rarely runs. Ownership is nickel-and-diming for things like a monthly charge for water. At one point, management let garbage pile 6-8 feet high in the garbage room. Trash chute often broken Elevators break somewhat frequently but there are 2 and breakdowns are happening less.

Advice to the owners

Stop cheaping out on things like heat, utilities. Premium prices must = premium experience

Clean Building, Responsive Management

Pros

In-unit amenities are top notch, management is responsive and notifies tenants of any construction. Location is fantastic.

Cons

Some pests here and there. Very expensive. Mail room is not very secure.
