Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of SMICON Realty Management, LLC properties reveal a mixed management experience. Positively, several buildings boast clean, renovated units with responsive superintendents and timely issue resolution. Locations are generally favorable, and pests are controlled in some buildings. However, multiple tenants report significant management unresponsiveness, especially concerning heating problems, pest infestations, and maintenance delays. Common issues include unresolved noisy steam pipes, cockroach and bedbug infestations, inconsistent heat, lack of live-in superintendents, and security concerns like package theft. Some renters perceive management as antagonistic toward rent-stabilized tenants and criticize aggressive rent hikes despite maintenance shortcomings. Overall, expect variable management quality, with responsiveness and building conditions ranging widely across properties.

Really great building!

Pros

Awesome location, super clean, have never seen a single bug.

Cons

Walk up & can get super hot in the winter

Worst management company

Pros

Great location, apartment itself was updated and got good light.

Cons

Management is at best unresponsive and at worst actively working against its tenants. Horrible cockroach problem. They create a hostile environment for rent stabilized apartments to get them to leave so they can gut the place and raise everyone else's rent to cover the cost. There was not 1 simple interaction with management no matter how small the interaction. Had to get legal involved at one point for them to address the heat problem.

Advice to the owners

Be better to your tenants, respond, and be flexible and adaptable to their needs.
