Pros:
Close to public transportation, and quiet neighbors.
Cons:
The walls were not painted in 2 years, mold was growing on the bathroom windowsill, no designated mail drop off, has provided baseboard space heaters, and installed a garage heater into the ceiling to “provide” heat. Took an extra 2 months to install proper wall heater units.

Pros:
Only 3 units in the building, roof access with a nice view, landlord is easy to get ahold of and is very responsive.
Cons:
Bad neighbors, there is a hostel on the block which adds to the crime in the area. Loud noises and vibrations from subway underneath building. Horrible heating, and literally NO insulation in the walls.
Advice to owner:
Insulate the walls and install better heat. Provide better lighting outside the front door. FIX THE INTERCOM.

Great water pressure, easy access to nearly all of NYC's transit systems, nice floor layouts, and quiet building.
Cons:
Tons of homeless and vagrants outside, busy street, lots of noise and vibrations from the subway being underneath the building. Horrible heating, and uninsulated wallsm
Advice to owner:
Insulate the walls and install better heating.
