Old building charm and also some old building problems

Pros:
There were no rodents, possibly because the first floor tenants had many cats. The apartment had great light and a lot of really charming features.
Cons:
The floors were very slanted and walls were pretty thin, but nothing you wouldn’t expect in a 100+ year old building

The building is old and unkempt. Tons of roach issues and now rats. Owner fired the exterminator in May 2022 and hasn’t replaced them in 4 months and counting, so issues are now out of control.

Building is under new management by Jabco and the most basic maintenance tasks no longer get done: monthly exterminator, monthly hallway cleaning, taking out the trash. Management is completely unresponsive to ALL emails.

The Super has a hot temper and threatens the tenants. Most tenants are afraid of him and won’t let him in their unit.

Also plan on construction noise through at least 2024.

Owner argues with tenants and tries to blame as much on them as possible. The most common excuse given is "no one else is complaining," which they use as rationale to do as little work as possible. What was once a nice unit is now untenable. We are living in squalor.
Advice to owner:
Completely change who you are as a person.
