Expensive and noisy
Pros
High ceilings in the units. Pest control every month. Good water pressure. Basically no noise from neighbors (aside from moving in and out)
Cons
Lots of street noise. 23rd is a busy street with a high presence of emergency vehicles, and the windows do not block the sound very well. Smell of smoke lingering in our apartment, I think from the unit below us. Very cold in the winter, housing department came due to complaints from other occupants. Unit was overpriced, and rent was still raised after one year.
Typical NYC Landlords
Pros
The location is decent. Heat and hot water generally work. Trash/recycling goes in the basement, and someone brings it to the curb on the select days.
Cons
The management is incredibly unresponsive. They might or might not respond to emails, and they took months to resolve many complaints (ie. heat, intercom). I also had to file a rental insurance claim for an incident, and the management never sent me a report of the incident despite a verbal assurance in-person and months of repeated emails. The basement does see cockroaches, although pest control is pretty decent. There's no compost bin, but perhaps that's for the best.
