Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants renting buildings managed by MATT FARHADIAN report a mixed experience. Positive remarks praise the convenient location, quiet neighbors, and responsive landlord or super on certain occasions, especially in handling smaller issues quickly. Garbage management and pest control receive varied feedback; some mention regular fumigation, while others face persistent roach and rat problems. Heating is often problematic with delays in repairs and costs not included in rent. Communication and responsiveness can be inconsistent, with some renters noting slow or rude management reactions to maintenance requests. Improvements to building infrastructure and more proactive emergency support are recommended to enhance tenant satisfaction.

Convenient Location and Responsive Landlord

Pros

Good location, quiet neighbors, very low key. Garbage management was very good and the landlord and super were very responsive to any issues. No issues with pests, regular fumigation. Laundry was easy.

Cons

Had issues with my water heater, but the landlord/super was always there to fix it quickly.

Advice to the owners

Might need to replace water heater in unit.

Great, Affordable Property with Honest Management

Pros

My partner and I lived at 82 West 105th for almost two years. We absolutely recommend the building. The landlord was very nice and easy to work with and the super is also really friendly. And the apartments are reasonably priced for the area, unlike many other apartments nearby. The building is extremely quiet; it felt like no one lived there. No shenanigans, mostly chill Columbia students, and the building is built like a tank. We heard our upstairs neighbor maybe twice in the time we lived there. By far quietest building we've ever lived in. The community garden next door is an asset if you're on that side of the building like we were; it's nice to just have an open space outside your window and not directly facing another building. There are tons of really friendly long-time residents who live on this street. I really don't agree with or understand some of the bad reviews for this building. If you don't want to spend a fortune, want to be in UWS and near the park, this place is a perfect option. These are affordable apartments in a quiet building with quiet, safe neighbors. We really had nothing worth mentioning to be upset about.

Cons

There's really nothing important to complain about, we were totally happy living there for a couple years.
