Ok but overpriced

Nice Super, but peculiar management

The super was always super friendly and the location was not too bad for commuting. Spacious units overall
Cons:
It seemed like the level of attention and maintenance (again, kind super, but their hands were tied more often than not) of the units was correlated to how much a tenant was paying, with some lower-priced units in really shabby condition with irregular maintenance, some mid-tier units in decent shape, and decked out units getting the best service. It seemed like the management’s goal was to have as much turnover as possible to be able to raise the rent-stabilized rates for the next tenant.

Affordable but not the best

Pros:
It’s very affordable to live here and all of the neighbors are friendly. I never felt uncomfortable and everyone pretty much minds their own business. Its also very close to the subway and Cortelyou road. Its also nice to have an elevator and laundry in the building. The super Reggie is extremely nice and helpful.
Cons:
Unfortunately the building is quite dirty. The laundry room has probably never been cleaned and there are lots of dead bugs. Even though I consider myself to be a very clean person, I still had a small infestation of roaches. The flies were also impossible to keep out. I taped up all the gaps in my windows but they’d still constantly get in. I’ve also tried to contact management multiple times and they just never seem to answer the phone or emails in a timely manner. The walls are so thin you can basically hear everyone walking above you and outside in the hallway.
Advice to owner:
It’s an affordable building so I think a lot of this stuff just comes with the territory. My only advice would be to get in touch with residents more frequently.
