No passenger elevator. Landlord refuses to let tenants use the freight elevator even though it isn't legal, given the tenants have had full access for 50+ years. Roof leaks. The staircase and lobby are run-down and dirty. The fire escape needs painting and repairs. Owner is suing all the tenants for rent he claims they owed the former deceased owner. The owner is installing surveillance cameras on all the staircase landings.
Advice to the owners
STOP harassing the tenants. Treat the tenants the way you'd like to be treated if you were a tenant.
Management company does as little as possible to maintain the building

Low rent, location, great neighbors in the building
Cons
The only elevator—freight elevator—has been out of service since June 2023. The building is badly in need of repairs, especially the windows and the roof. The heat is inconsistent. Sometimes it's OK, and sometimes it's cold.
Advice to the owners
Maintain the building the way you'd ike the building you live in to be maintained.
