Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants renting from Alan Chun report a mixed experience across his Manhattan buildings. While some appreciate the convenient locations, reasonable prices, and responsive owner behavior, others highlight significant issues like poor initial apartment cleanliness, slow or indifferent maintenance regarding pest control and repairs, and occasional uncooperative staff attitudes. Garbage management and noise around some buildings have been mentioned as concerns. Neighbor quality varies, with some tenants enjoying quiet surroundings and others facing noisy or disruptive residents. Improvements in unit preparation before move-in and enhanced responsiveness to urgent tenant needs, especially pest issues, are advised to elevate tenant satisfaction.

Good price but hard to get issues resolved

Pros

Good location, friendly deli staff, quiet if in back of building.

Cons

Unit was filthy upon move-in. By the end of the first night the bottom of my socks were caked in dirt from the floors. Dead flowers from previous tenants left on the fire escape. Several fixtures missing parts, paint peeling in bathroom. It took months in most cases to solve these issues because management is so slow to respond and doesn't seem to care. When we had rats we were told an exterminator wouldn't be sent for over a week. Feels like pulling teeth trying to get issues resolved and eventually we stop trying when we get no response. The super gives you attitude when you call/text with pressing issues like it isn't his job to be on-call in those situations.

Advice to the owners

Clean units before renting them out and be more responsive to maintenance/pest control requests.

Decent apartment for price

Pros

In a great neighborhood with a lot to do and restaurants to go to. Big kitchen

Cons

Garbage was only picked up a few times a week and sat in the halls.
