I've lived here 2 years and loved it. Never had issues, especially excited about no bug or stolen package issues that happen in old buildings sometimes. The super's family lives in building and they clean the hallways multiple times a week. Management is solid, only minimal rent increases every year. It's the BEST location, right next to soho, noho, WV, and Greenwich village. If you love bagels, this is the best block with Leon's and pop up bagels and every morning there are crowds getting bagels on the street.
Cons:
The building is old and the finishes aren't amazing. The heat is hard to control, but that's any old building in nyc. If you live in the back apt, sometimes you can hear the outdoor bar in the back a

Super and family are so kind! On the occasion that we found a couple of mice, maintenance responded very quickly and thoroughly.
Cons:
our unit was turned over to us incredibly dirty. They also clearly were listing a 2 bed with a fully enclosed windowless living room as an illegal 3 bedroom multiple times. They also are purposely unclear about times/places when trash can be left out during move-out periods so as to charge tenants fines for improper disposal. They also raised the rent wildly high to essentially get us to pay to stay, but we called their bluff--the unit in an incredibly desirable neighborhood stayed on the market for almost a month even at a price $100 lower than what we'd been told the rent would be if we stayed.

A really great place to live, super is very responsive, tenants are great, we did have one mouse and one cockroach in the 2 years of living here (early on) and they were very prompt to get exterminators and such out to remedy the situation!

Classic Manhattan walk-up, renovated only when necessary but with the old charm of living between SoHo and Greenwich Village. Functional, clean-ish and well situated.
Cons:
Old kitchen appliances and bathroom, lack of light in living room and one of the bedrooms. Not all appartements are renovated the same so make sure you don’t overpay for an old one! Plumbing noises when heating is on can be loud, but that’s inevitable in old NY buildings.
Advice to owner:
Renovate the bathrooms in priority and kitchens too.

Quiet building with friendly neighbors. Apartments were incredibly well insulated so I rarely heard neighbors. Supers were always responsive and friendly.
Cons:
Shared a front stoop between two restaurants so you could hear them. Had a problem with package theft as well.
