Building is nice bc is new, mixed feelings about management

Pros

The building is almost brand new, so it has all the nice features that are not typical in a NYC apartment like a dishwasher, in-unit laundry, and central heating and air. The HVAC system is super good, so I barely felt the heat during the crazy heatwaves. The courtyard and rooftop are also quite pleasant during the summer and I appreciate that they invest in the landscaping. Management is also very responsive to maintenance request in your own apartment. They usually send someone the same day or the day after.

Cons

Management can let some of the common areas fall into disrepair and some of the tenants are quite inconsiderate. For example, the furniture on the rooftop is not stored during the winter and one can tell that they only pay for the most basic level of cleaning service. Like most new builds, the walls are thin and some neighbors like to blast music all the time.

Advice to the owners

The building is well designed and quite nice. Don't let it fall into disrepair. By skimping out on maintenance, you're just depreciating the value of the building over time. For example, if you did more long-term maintenance to the common areas, you can continue charging premium prices for a while even as more "luxury" buildings in the neighborhood enter the market. I would also look into a long-term flooding aversion plan because climate change is only going to get worst and the lobby and first floor will continue to flood.

Pretty good if you can afford it

Pros

Floor to ceiling windows are great Management fixes issues fast Roof, gym, party rooms are great amenities

Cons

Expensive for the area Don't live near the party rooms (it gets loud) Built cheaply

Advice to the owners

Add sounds insulation pads in party rooms. Fix issues like fallen mirror in elevator faster.
