Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for ART BLOUNT-managed buildings reveals a mixed experience. While some appreciate responsive service, quiet neighbors, and prompt garbage collection, many criticize management's rudeness and lack of proper supervision, particularly pointing to a staff member named Merina. Maintenance issues like poor heating, frequent repair delays, and pest problems persist, with some tenants describing cheap renovations and security concerns such as package theft. Complaints also note high rents, especially compared to nearby rent-stabilized units. Overall, expect inconsistent management attentiveness and building upkeep, with notable frustration around communication and maintenance responsiveness.

21 W. 106th Street Review

Pros

Quiet neighborhood, the Super, Malcom is very sweet, garbage is picked up quickly, quiet neighbors

Cons

Merina from management is extremely rude to any question you may have I have never dealt with someone who gaslights harder or makes you feel worse about anything than she does. She makes living here miseerable. hot water does not last longer than 3 minutes, very high rent for apartments in the same buildings being rent stabilized.

Advice to the owners

FIRE MERINA

Former tenant·Over 2 years ago

Mixed bag, greedy rude management company

Pros

Great location. Great water pressure. Good service on appliances.

Cons

Horrible issues with leaks. Grossly insufficient heat - they are baseboards. Extremely expensive to run and does not keep the apartment warm. The management company is rude and condescending whenever you need to speak with them. They will jack up your rent significantly when renewal comes. Some neighbors are rent-controlled and suspect that many 'market rate' units in the building are in fact rent-stabilized. The trash area is disgusting.
