Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Arthur Wiener reveals a mixed experience, with many residents appreciating the cleanliness and location benefits like proximity to transit and parks. However, pest control issues, especially roaches and rodents, are repeatedly highlighted alongside inconsistent heating and occasional maintenance delays. Management responsiveness is often criticized as slow or unhelpful, with some renters pointing to poor communication and professionalism. Neighbor relations vary widely by building, with reports ranging from friendly to cold or even hostile. While some buildings have well-maintained common areas and amenities, others suffer from noise, apartment repairs, and management indifference, urging improvements in pest control, maintenance efficiency, and tenant engagement.

If you like traffic noise and roaches…

Pros

Close to shore parkway, target, a nice park, trains and express buses. Rent is still pretty reasonable considering the current market. Decently sized apartment and good heat.

Cons

Roaches. Lots of them. We try so hard to clean, spray, bait, and still we see them. Crazy loud area from local traffic so you can’t even keep your windows open since all you hear is honking outside. Landlord is somewhat responsive once you finally get ahold of someone there. Super speaks no English and has a bad attitude.

Advice to the owners

Be more diligent about pest control, spray the incinerator and garbage shute. Talk to the super about his attitude.

Worst atp ever lived

Pros

Close to subway.

Cons

Every day had to kill tons of cockroaches. You will see cockroaches dropping everywhere. While you are sleeping cockroaches are crawling on your face. I do not have much stuff. How much I keep my space clean it doesn’t matter. Too many cockroaches, mice. No sunlight. lower floor residents whose have been living for decades in the building are smoking in their space. Smell coming through heating vent, bathroom drains. Building wasn’t built to prevent noise related problems. You can hear upstairs person’s phone alarm in the morning, their conversation, thumping sounds. In two months in bathroom ceiling started leaking from upstairs. Management didn’t fix it until i move out. After 6 months form the day it started leaking, finally water was dropping everywhere in bathroom. Still no fixing by management. Only temporary solution like putting garbage bags on the ceiling to reroute the water to the bathtub so we can use toilet and sink. Had to leave the space. Owner didn’t let us get out of lease early without paying, repainting fee and other fees that came up to about a month rent. Still had to pay rest of months if they can’t find anyone else. Very weak heat in winter. We had to use two floor heaters. Wearing jackets inside of home most of night temperatures were 55-60 inside at night. They said the auto thermostats are in upstairs units and apparently all of them are over 70s so they can’t do anything about it. We had to leave 3months early and had to pay till the lease ends. After we move we sparkled walls. Barely hung anything. Never painted other colors on wall. But they charged us 2300 and saying that they had to have a contractor to fix the holes and paint again. Only because i spackled the holes with matt white and didn’t paint with same white finished paints and they could see different finishes. And said we damaged walls and ceilings everywhere in apt. Neighborhood is not that clean. You might say just like anywhere in nyc. But some residents dispose their garbage outside of their windows.
