Review Summary for Diane Gipstein
Summarized from anonymous rental reviews on openigloo.
Tenant reviews of buildings managed by Diane Gipstein note generally clean properties with well-managed garbage and helpful superintendents. Residents appreciate the quiet, friendly neighbors and solid heat and water pressure in most buildings. Buildings feature appealing locations and some lovely building characteristics, though many could benefit from updates and renovations. Management responsiveness varies, with some tenants reporting timely help, while others find delays and slow reactions. Notably, there are concerns about persistent smoking odors and enforcement of no-smoking policies in certain buildings, impacting livability and safety. Overall, expect decent upkeep but occasional challenges in maintenance responsiveness and environmental issues.

Small spaces, nice place
Former Tenant
Pros:
Location is great, multiple trains near by. Love the neighborhood. The supers are pretty helpful but overall take a while to get to things.
Cons:
Thin walls, you can hear if neighbors get loud. No laundry.
Advice to owner:
Open garbage chute.

Great UWS apartment and building
Former Tenant
Pros:
Love our apartment and the location. Clean building and friendly respectful neighbors
Cons:
Landlords are not responsive and don’t want to update the building
Advice to owner:
Make small updates throughout the building - replace light outside the building, add an additional washer dryer, put in a new intercom

Not a safe living environment
Former Tenant
Pros:
I second the review under me. The super was slow to respond but George the backup super was very helpful. Management was kind and understanding of lease break due to the toxic cigarette smoke. The garbage was always handled properly to prevent rodents.
Cons:
There is a tenant who chain smokes cigarettes inside which seeps into the apartments as well as the entryway. There was also a chemical smell entering the apartment I lived in which I presume other substance use. The walls of the building are thin and the neighbors are heard throughout the day and night. The smoke made the building unlivable. Definitely not safe for the children who reside there.
Advice to owner:
Evict the smoking tenant who is breaking the lease. Nothing will fix the smells in the building without enforcing the smoking policy in the lease.

Great location, nothing fancy but not a bad place to live
Former Tenant
Pros:
Has washer/dryer in basement
Super is pretty responsive and have only had to contact a couple of times
Neighbors are all reasonably quiet
Cons:
When the hot water is turned up too high it comes out rusty (I have not reached out to anyone about this so not sure if it's just mine, I can still take hot showers and not have this issue)
Window panes leak sometimes in very heavy storms but it's only been a minor and occasional inconvenience

3 out of 5 living
Former Tenant
Pros:
Exposed brick walls, super is responsive
Cons:
Dirty trash area, front of building unkept, front steps are crumbling, hallways/common areas are never cleaned, rats in trash area
Advice to owner:
Don’t be greedy and maintain your building. It’s the ugly red headed step child of the block

Lovely gem in UWS
Former Tenant
Pros:
Amazing neighborhood and people
Cons:
It’s a walk up
Advice to owner:
Have more cleaning/maintenance days during the week
Over 3 years ago
Great location but could see some renovation
Former Tenant
Pros:
Amazing location
Quiet neighbors
Cons:
Loud street noise but better than fee years ago
No elevator
Old trims, decor, appliances etc. Could benefit some deep renovation
Advice to owner:
Try to renovate more

Former Tenant
Pros:
Solid location! Building is well kept.
Cons:
Heating can get too hot.
Advice to owner:
Chill with the heating

Nice neighbors but the smell made it unlovable
Former Tenant
Pros:
Great location, quiet street, friendly neighbors. Diane with the management team was very nice and helpful. George (backup super) was also great!
Cons:
The entire building had a mix of second hand smoke and some other chemical smell which would come into the unit. It made the building unlivable for me unfortunately. Besim (main super) is very slow to respond, not particularly helpful.
Advice to owner:
Rip up all the carpeting in the hallways, likely they have soaked up years of cigarette smoke. Restrict tenants from smoking in unit or get some ventilation in the building. It’s definitely an unhealthy environment and there are kids living there!
