Just enough to be legal

Pros:
Apartments are large by NYC standards, bldg has elevator and laundry. You can make a home here especially if you are willing to handle your own repairs and maintenance and are not bothered by the Super and Landlord's ineffectiveness.
Cons:
Dirty and poorly maintained building. Non-communicative Landlord. Super is ineffective, repairs, if made are mediocre at best, unreliable. Renovation may appear shiny and great but are often poorly executed and materials appear to be bargain seconds. The Landlord does not comply with City and State's Administrative Codes. The building entry, intercom, mailboxes, hallways, lighting, and apartment doors are time worn and desperately in need of repair or replacement, antiquated intercom leads to anyone being let in and package theft. Building hallways are in terrible condition, the walls are in desperate need of paint and apartment doors are mismatched, chipped and generally in awful condition. Basement is an absolute disgrace with poorly managed trash management, bugs of all variety and rodents.

NO steps were taken relative to Covid-19 for cleanliness, etc. Zero communication when there are problems - whether with water, heat, elevator shut-down and sadly bedbugs.

Things to be aware of: possible unabated lead paint in some units/areas, check any peeling paint, do not agree to super's handling of removal, insist on proper abatement professionals; walls around windows are deteriorating due to the need for exterior brick repointing
Advice to owner:
COMMUNICATE. Respect your tenants, respond to their inquiries. Take responsibility or sell.

It’s got pest problems

Pros:
Good price, terrific neighborhood, lots of space. Fort Tryon park, access to the A right out your front door.
Cons:
Roaches. Lack of daylight for north facing units. Bedbugs.
Advice to owner:
Change exterminators.

Pros:
I like the size of apartments, the quiet rooms and neighbors and the elevator works well and is fairly fast.
Cons:
There is a cockroach problem and the trash builds up in the basement to a high extent. There is also a leaky roof so top floor apartments have had leaks.
Advice to owner:
Fix the roof and take out the trash more frequently.

Pros:
Large space! Super quiet road with train right across the street laundry in basement. The rent was cheap!
Cons:
I should have known when the landlord who you have to schedule to meet in person before renting (pre-corona) asked me I won’t complain about roaches and mice thought it was just normal NYC things you see. But the amount of roaches I was killing a day (6-10)was so gross they came from all the holes in the unit. And saw 2 mice. Had to hire my own exterminator because the super just came with sticky traps. They have an exterminator but they were just spraying water. The super is bi-polar one minute nice next minute saying don’t call me. His wife acts like she is the super as well. don’t take real steps to make repairs while my room was hot my roommates room was cold. The place could use a lot of renovation but good luck they don’t like spending their money took years for them to replace the washers in the basement.
Advice to owner:
Super needs to be better they need to renovate their units!
