Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Robert Gilardian depict a mixed management quality. Tenants at 237 East 34 Street often praise cleanliness, amenities, and responsive staff, but mention noise insulation issues and occasional maintenance delays like leaks and elevator outages. Conversely, reviews from 114 West 86 Street highlight severe maintenance neglect, pest problems, security concerns, and notably poor owner responsiveness. Many residents express dissatisfaction with slow or inadequate responses to urgent issues and building upkeep, despite appreciating friendly neighbors and good locations. Overall, while some properties show decent management, others suffer from neglect and unresponsiveness, suggesting inconsistent management standards across the portfolio.

Beware of noise issues

Pros

Nice apartment, great views, good location

Cons

Terrible interior noise insulation, can hear other apartment doors being slammed constantly. Slow elevators.

Horribly Maintained & Unsafe

Pros

The location and the neighbors.

Cons

It could be trauma bonding, but the neighbors are so kind and supportive of each other. The building is neglected, such as sporadically working washing machines (3 for the whole building with sometimes all 3 being out). The garbage room recently had a rat infestation (they jumped out of the bins) and the mailboxes had cockroaches. The lack of safety has been an increasing worry. The basement access door is always open and the front doors are seldomly locked. In addition to a concern for personal safety (what seem to be drifters show up in the stairwells), there is zero protection of packages. They’re often rifled through or stolen. The building’s cleanliness is also disturbing. There has been a foul lobby smell for at least 8 years, and even looking in the laundry room’s nooks is frightening. It’s all so unfortunate and ultimately, unfair. Given the marketplace rent, bare minimums should be met.
