Pros:
No pests or bugs. Very clean. Honestly I loved living here and would do so again. Super was great when there was a potential emergency for the building—in our case when the water boiler started dripping water.
Cons:
Super was horrible for non-emergency things. Basically, if it's not an emergency, don't expect them to come. Got locked out of the apartment for the first two days of the lease, heat didn't work for first three days of the lease, ceiling fan never got fixed, etc. Also owner did not let us sublet for the last few months of our lease because he wanted to force us to give up our security deposit and pay one extra month of rent in order to end the lease 3 months early.
Advice to owner:
Be more responsive lol.

Pros:
Superintendent is responsive and cares about his job. Porters clean common areas regularly
Cons:
Management office slow to respond. Implemented package room without telling anybody. My unit was barely turned when I moved in (not cleaned, prior tenant’s belongings were still there). Expensive for what you get, even by nyc standards

Garbage was always handled, exterminators came around monthly
Cons:
Dealing with a large company is hard, they raised our rent 25% after the first year, and there is someone who steals packages that the landlord hasn't helped
Advice to owner:
Deal with the package thief!

Pros:
Kept clean and super was very responsive.
Cons:
Lived there for three years but in March 2021 it started to get a bunch of new tenants that were extremely loud and obnoxious.
