Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for ED ADLER’s buildings reveal a mixed management experience. Many appreciate responsive live-in supers and well-maintained buildings in prime locations, noting attentive cleaning and pest control in several properties. However, management responsiveness is often inconsistent, with multiple reports of slow or unhelpful office communication and occasional neglect of tenant concerns. Some buildings suffer from pest infestations, poor garbage management, and safety issues with certain supers. Rent increases are a common complaint, sometimes steep and poorly communicated. Package theft is frequently mentioned, suggesting a need for improved security. Overall, while some properties are positively regarded, tenants advise better communication, maintenance accountability, and respectful management.

Solid building with more affordable apts in a very expensive area

Pros

The super is very nice and responsive. He also lives in the building I think so doesn't take long to come address things. The location is great, both for practical things - train, groceries - and for all the fun things people want to live down here for. Neighbors are generally respectful and friendly, and the building feels pretty safe. Much more affordable apartments than most places in this area, especially with laundry in building and many units having dishwashers.

Cons

You get what you pay for - the units are small, and while your appliances work and nothing is outright falling apart, they're not that well maintained. When we moved in there were streaks on our bedroom wall that had to be repainted again, it didn't seem like there was cleaning done after the last tenant moved out, the paint in the bathroom peeled, etc. We haven't had any cockroaches but we did have one mouse. Also, random issues like our sink leaking, once we had dirty water from the shower/tub faucet (never explained - just had to let it run). And the management company is not helpful at all - they just pass you back to the super, who is very nice/helpful but it's frustrating they don't take any accountability. Windows / walls are thin so you can hear your neighbors and street noise can be loud at night.

Advice to the owners

Don't raise rent if you want to keep tenants, because the main reason these apartments are worth it is the low price compared to other options in the area.

A bit old but good deal

Pros

Laundry in basement, reasonable rent and increases are also reasonable despite not being rent stabilized. Large bathroom and good layout for a 2 bedroom. Walls are thick so you don’t hear your neighbors much. Mgmt company is responsive. Super is responsive and lives down the street

Cons

Things are just a bit dingy. Very dusty, peeling paint, apt wasn’t properly cleaned between leases. Dishwasher doesn’t do a good job cleaning. Can be a bit hot, packages get stolen a lot from the lobby

Advice to the owners

Install buzzers with a camera so residents know who they are buzzing in to reduce theft.
