I've seen worse, but it could be better

Pros:
The location is fantastic, and the luxury of not worrying about packages being stolen is great. The building staff is amazing and responsive.
Cons:
We've had repeated issues with hot water and electricity. The biggest instance being when there was an electrical fire and the power went out in my apartment for 2 days. They gave us discounted rent for that issue, however there have been shorter annoying electrical issues. The hot water will randomly go away for hours on short notice. Management is rude and gaslighting people who complain.

Decent luxury building

Pros:
Phenomenal front desk staff and maintenance team. Location is very convenient. Apartments are nice and the gym is one of the better ones for this kind of building.
Cons:
Feels like a dorm at times with all the college students. Area is kind of loud.
Advice to owner:
Stop charging tenants for cheap building materials when trying to get back their security deposit.

Nice Building, Poor Management Company

Great front desk and maintenance support
Clean main lobby and lounge area
Fantastic Roof deck
Cons:
Elevators - 1-2 always out of service
Gym Amenities- half the cardio machines always out of service but there are a lot
Smoking - no one ever follows the rules, so halls always smell like cigarette and weed smoke
Management - Red Apple Management is honestly terrible with communication and getting back to you except Maria who tries her best to support you but there is only so much escalation can do.
Leasing Office is great - Anna is hyper responsive

Two years in, love living here

Pros:
This place feels like living in a hotel. Front desk staff are amazing, as are all the porters and support staff. Our apartment is large (2BD 2BA), bright, modern and beautiful. We have a huge balcony and great views of the East River and Manhattan. Management has been very responsive, granted we haven't had major issues since we've lived here. Maintenance requests get dealt with super fast, I love it. It's like magic. (Lived in owner-managed buildings before, cheap owners not wanting to spend money maintaining their property, this is so refreshing!)
Cons:
The new building on Prince will block a part of our view, but that's living in New York!

Location ok for the price. Management is terrible. From mail, basic decency, to even friends entering the building, expect a hassle. Did not return full deposit.

No Cons really but they should allow tenants to smoke on their balconies at least

Apartments clean but neighborhood and management not good

Staff is very friendly and keeps the building in good shape
Cons:
Management is irresponsible and ignores tenant’s requests.

Neighborhood is ugly and loud
Advice to owner:
Please react to tenants emails. Simply ignoring them is not an option especially when they pay their rent on a regular basis during the pandemic.

Great Apartment with a Great Location

- amenities are great (post COVID)
- concierge, maintenance, and staff are friendly and helpful
- friendly neighbors
- fairly quiet (on a higher floor)
Cons:
- occasionally hot water will go out and become lukewarm (seems to happen about once per month)
- because packages must be checked in at concierge, it may be a bit after delivery before you can pick them up

Awesome place to live, building staff is very kind and responsive to all issues. Management company is very responsive and responsible. Decent gym and laundry room. Building is clean and peaceful with an indoor common area and an outdoor area as well.
Cons:
Not much to complain about, other than the expensive rent. (-: Some new appliances or gym equipment would be great.
Advice to owner:
The pandemic has had a harsh effect on the economy, and it’s affecting us all. Please consider lowering the rent.

The front desk staff are really wonderful
Cons:
Management is really stingy and awful. Hot water disruptions occur frequently. Common areas close for repairs all the time. When we came into our apartment, we realized that the medicine cabinet was installed upside down and nothing has been done about it. On top of that, they hike up prices in absurd ways. When we were first shown pics of the apartment, they showed us pics of a unit where there was a proper bar counter (with an extended top where you can place bar stools) but it ended up just being an island so we had to get a dining table. We used this free broker service called Loftey, and i swear the guy Ori was just in cahoots with management because he just kept pushing this building without any real argument besides the apartment being “less cookie cutter” and having “nice finishes.”

A wonderful rental experience in Fort Greene/Downtown BK!

Pros:
I could not speak more highly of my experience living at the Andrea for nearly 3 years now. The building is maintained incredibly well, the lobby, courtyard and other common spaces are all kept impeccably clean. There is an online resident portal that makes it super easy to submit maintenance requests. The building is very quiet and the walls between apartments are soundproof.
Cons:
The apartments do not come with window shades and the windows are not standard size so I had to purchase expensive custom shades. There have been a few instances of package theft.
Advice to owner:
Keep on doing what you’re doing! And thank you for helping maintain such a stand-up residence! :)

Cheap quality, expensive rent

Pros:
Very centrally located, easy to get on the BQR trains, easy to get to Fort Greene Park. A Citibike station is a 3 minute walk away.
Cons:
The air conditioning is extremely loud, the oven makes your apartment smell like gas every time you use it. The shower plumbing vibrates pretty aggressively when you take a hot shower, so that you feel like something's about to burst the whole time. Also, the all-in-one washing machine doesn't have separate sections for the detergent and bleach, which is very weird. Maintenance told me to put the bleach and detergent in together. I unfortunately signed a 2 year lease in Jan 2020, so I'm stuck with pre-pandemic rents until 2022.

Also, a building of this size should have done composting pre-pandemic, but my idea was shot down by management.

Also, management didn't organize a holiday gift fund for the staff, which is weird.
Advice to owner:
Offer a rent discount for folks who signed a very long lease right before the pandemic.
