Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants in buildings managed by Shimrit Ezra note convenient locations and some recently renovated units, but management responsiveness is frequently criticized as slow and unhelpful. Maintenance issues often take multiple visits to resolve, including heating problems and pest control. Communication challenges and unfulfilled promises about amenities contribute to tenant frustration. Rent increases and opaque fees also cause dissatisfaction. Despite some quiet neighbors and manageable noise levels, overall tenant experience suffers due to disrespectful management and delays. Improvements in timely repairs, transparent communication, and tenant respect are needed to enhance the rental experience across these properties.

More respect for tenants

Pros

Newly renovated bathroom and kitchen. Very rare instances of bugs. Quiet location

Cons

Repairs are hard to schedule and take multiple visits for the same complaint. Smoker in the building that makes the whole place stink. No radiator heating and insulation in some rooms is very poor (frost on inside of windows) and equivalent to being outside in the winter. It's required to change the locks upon moving in but if you use the locksmith supplied by the owner, your locks will be able to be entered by any other unit's key

Advice to the owners

Hire better maintenance crew and be more respectful of tenants and their requests

Great on paper, management alone makes it not worth it

Pros

Amazing location in Clinton Hill, the street always felt quiet and safe, convenient to get to the C and G trains Neighbors were all nice and quiet

Cons

Management is awful and not responsive regarding almost everything. One of our appliances had been broken since we moved in for multiple years and had never gotten fixed. They demand that you need to sign the lease in person and page by page, but are disrespectful when trying to arrange times to meet - giving you 4 hour ranges of when they "might" come and also flaking last minute. When we complained about a very serious roach problem, they blamed it on us despite us being very clean and did basically nothing about it. The laundry in building is actually one washer and dryer unit for the whole building that takes only quarters, but there's no quarter machine/access to a change machine. We started going to the laundromat down the street because it was cheaper and faster. The first couple of years, they barely increased our rent but this last year they jacked it up 13%. Their reasoning was that another unit had been signed for a similar price despite it having more space and a different layout so it was a 'market value' adjustment. To "honor" our tenancy, they let us have a minimal increase for the first month, but it turned out it was just so they could jack up our price within the legal time period required. They also take out a large chunk from your security deposit citing a "required cleaning fee" and don't inform you until you've signed the lease.

Advice to the owners

Act like actual management because that's literally your job.
