Great on paper, management alone makes it not worth it

Cons
Management is awful and not responsive regarding almost everything. One of our appliances had been broken since we moved in for multiple years and had never gotten fixed. They demand that you need to sign the lease in person and page by page, but are disrespectful when trying to arrange times to meet - giving you 4 hour ranges of when they "might" come and also flaking last minute. When we complained about a very serious roach problem, they blamed it on us despite us being very clean and did basically nothing about it. The laundry in building is actually one washer and dryer unit for the whole building that takes only quarters, but there's no quarter machine/access to a change machine. We started going to the laundromat down the street because it was cheaper and faster. The first couple of years, they barely increased our rent but this last year they jacked it up 13%. Their reasoning was that another unit had been signed for a similar price despite it having more space and a different layout so it was a 'market value' adjustment. To "honor" our tenancy, they let us have a minimal increase for the first month, but it turned out it was just so they could jack up our price within the legal time period required. They also take out a large chunk from your security deposit citing a "required cleaning fee" and don't inform you until you've signed the lease.
Advice to the owners
Act like actual management because that's literally your job.

Pros
the building and neighbors in general are really quiet, heat and ac units are by unit and not the whole building, so you can manage the temperature of your space to your preference.
Cons
every time something broke, it took ages to get fixed. our ac was broken for a month, before it was properly fixed over the summer. this had happened multiple times. our stove and oven were having issues igniting and it took weeks for someone to come out and fix it. it had broken multiple times. our water bill was obscenely high over the course of three months. we reached out about it but it wasn't addressed until the water in our unit literally stopped running. as it turns out the water heater was broken and water was pouring from it, which explained our crazy unaffordable bills. we spent about a thousand before the water heater issue was discovered, and were never compensated for the expenses we incurred to do lack of maintenance on the side of management. our rent increased by 20% over the course of our tenancy, the cost of living here is absurd.
