Recent tenant reviews for buildings managed by Shalom Ezra reveal a mix of experiences, with notable concerns regarding management responsiveness and maintenance issues. Many residents have highlighted the delays in addressing repairs and poor communication from management as significant drawbacks. While the buildings benefit from quiet locations and decent amenities, complaints about pests, hidden fees, and unexpected rent increases are prevalent. Prospective renters should weigh these factors, keeping in mind the importance of management responsiveness when considering a lease.

it's not a lot of bang for your buck.

Pros

the building and neighbors in general are really quiet, heat and ac units are by unit and not the whole building, so you can manage the temperature of your space to your preference.

Cons

every time something broke, it took ages to get fixed. our ac was broken for a month, before it was properly fixed over the summer. this had happened multiple times. our stove and oven were having issues igniting and it took weeks for someone to come out and fix it. it had broken multiple times. our water bill was obscenely high over the course of three months. we reached out about it but it wasn't addressed until the water in our unit literally stopped running. as it turns out the water heater was broken and water was pouring from it, which explained our crazy unaffordable bills. we spent about a thousand before the water heater issue was discovered, and were never compensated for the expenses we incurred due to lack of maintenance on the side of management. our rent increased by 20% over the course of our tenancy, the cost of living here is absurd.

Advice to the owners

responsiveness.

More respect for tenants

Pros

Newly renovated bathroom and kitchen. Very rare instances of bugs. Quiet location

Cons

Repairs are hard to schedule and take multiple visits for the same complaint. Smoker in the building that makes the whole place stink. No radiator heating and insulation in some rooms is very poor (frost on inside of windows) and equivalent to being outside in the winter. It's required to change the locks upon moving in but if you use the locksmith supplied by the owner, your locks will be able to be entered by any other unit's key

Advice to the owners

Hire better maintenance crew and be more respectful of tenants and their requests
