Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Christopher Zapata reveals a mixed management experience. Positive aspects include attentive supers who maintain cleanliness and timely repairs, convenient laundry facilities, and well-maintained elevators. Some properties showcase strong garbage management and pest control. However, concerns persist regarding noise levels due to thin walls, dated hallways needing updates, pest infestations, and inconsistent owner responsiveness. Tenants note challenges with heating control, occasional odors, and reluctance to address structural issues comprehensively. Overall, management is appreciated where maintenance teams are proactive, but improvements in building upkeep, soundproofing, and communication could enhance resident satisfaction across properties.

Love Jackson Heights

Pros

The super and wife have been in the building for 3 years and maintain the building in top shape! I appreciate that they keep the building clean and the work orders get done on Fridays. They have renovated the elevator which is great!

Cons

The laundry machines can be improved. The noise level has been fine and we have been able to manage it. I gave it 4 stars since we have new neighbor and noise level has slightly increased. We knew there was an apartment vacant and asked the landlord about any vacancies and said they didn’t have any which it’s clear that they are not posting them to the public. Perhaps they have a waiting list.

BLDG Issues

Pros

I like that there is a washer/dryer on most floors so there is somewhat easy access to doing laundry.

Cons

I don't like that when we moved in they claimed the floors had been redone and they are clearly very old. I don't like that the walls are paper thin so you can hear every little thing. I don't like that the carpets in the hallways are all molded and mildewy and desperately need to be replaced. I don't like that when it comes to fixing things it feels like the company likes to take the route of patching a bandaid over the issue than actually resolving the problem. I don't like that the heat is so ridiculously high during the fall/winter/spring months. I don't like that $1,000 was required when moving into the building because we didn't use a move in company when the buildings condition is trash. I don't like that it always smells bad in the building and sometimes reeks of marijuana and cigarettes amongst other garbage like smells.

Advice to the owners

It would be wonderful if the building were kept in better shape. The carpets need to be replaced as they are filled with mold and mildew and it is a serious health hazard. There is clearly a reason why this building is rated D and it is depressing that no one feels the need to do anything about it.
