Solid place to live

Pros:
- the repair team does a good job - the apartment is clean, I haven't seen any pests - its just a good apartment
Cons:
- sometimes you have to argue a little to get maintenance to take you seriously - recycling system is poor - security system not super strong, anyone can come in and packages are stolen

Pros:
Tallest buildings in all of northern Manhattan, great views, balconies, all utilities included.
Cons:
Neighborhood a bit loud, porters/management like to hog one of the three elevators during the day which means only 2 are available for all the rest of everybody until they decided they are “done” with needing to completely bogart the one elevator all day

Complicated Process for Moving in

Cons:
broker fees, no appliances like dishwasher, curtains, AC in unit, has to purchase everything my own. requires bank certified checks for move in, everything must be in person.
Advice to owner:
more responsive to tenant and provide more appliances.

- Some insulation issues, definitely felt when living at the top levels! - Heat is spotty - Water pressure and temperature are a bit unpredictable

Is a very friendly building. The people are nice and the neighbors is surrounded by a lot of Latinos.
Cons:
Management owner could be very noisy when coming to fix things in your apartment. The security in the building are always on their phone and sometimes ignore people when coming in.
Advice to owner:
Sometimes moms are coming in with grocery and heavy things it should be okay for security to open the door.

Above I-95! Tons of noise, dirt, exhaust, and brake dust. Can’t enjoy balconies due to the noise.

Major Pest Problem

Easy to get to, cute location, decent apartment, decent space.
Cons:
Bugs. Were. Everywhere. On every wall that connected to another apartment, there were an unreasonable amount of bugs. We did not feel comfortable cooking in our kitchen, and barely even felt comfortable to shower/bathe. To have the amount of space we did (which was about 1000 sq ft for a 3 bd 2 ba) the walls were literally an inch and a half thick. The walls where there were windows were just drywall on top of the brick (you can't hang anything up). There is literally zero light in any of the bedrooms, or the living room. The ONLY overhead lighting was in the kitchen area and the bathrooms. And the circuit breaker was behind the fridge.
Advice to owner:
Provide better pest control, put lighting in all the rooms, and make sure that the circuit breaker is ALWAYS accessible.

Hot water and wat pressure in the building are great. The laundry in building is a plus as well.
Cons:
The noise in the building is a lot. Either from the street or the neighbors, there is music blasting at all hours. There are also a lot of roach and mice issues. You’ll find that smoke seeps into the apartment if your neighbors are smokers as well.
Advice to owner:
Address the tenants who continue to break the lease agreement.

Fresh coat of paint on a big problem

Beautifully renovated apartments. Private balconies with gorgeous views. Huge bedrooms and living rooms. New appliances in kitchen.
Cons:
Lots of cockroaches. Security let’s strangers into building. Neighbors are loud and not respectful. Water will get shut off without warning. Tenant doesn’t control the heat and sometimes the building will turn the heat off when it’s still freezing outside. Feels unsafe in neighborhood. Feels unsafe on apartment floor because strangers are hanging out in hallway.
Advice to owner:
Tighter security needed to access building. Better communication with tenants about repairs. Rents are too high for what you give.

Great Location in the heights

This apartment building if you’re lucky enough to get one with a balcony on a high floor it’s fabulous what I love the most about this building is utilities are included and it’s very accessible to the highway if you drive in mass transit

be unfortunate part of this building is regardless of whether you’re on the first floor or the 32nd floor it situated on top of interstate 95 and during the day it can be quite noisy with all of the traffic as well as sirens and just people blowing their horn but after living in the building for a month or so that background noise you barely hear especially if you keep your windows closed also unfortunately there is a cockroach problem however if you reach out to management via the renters app on Sundays pest control Des come early in the morning and you have to stay on top of that as far as having them come to visit every week but it is New York

use a stronger pest control agent to control the cockroach population

Pros:
Overall I like it. I would avoid the East side facing apts as they are very noisy because of the highway. Specialy in the summer with the windows open. The neighbors are kind they are mostly friendly families that say hi to eachother. The staff is friendly they keep it clean and take care of the garbage. The elevators can get annoying Specialy when 2 crash and we are stuck with one for weeks. Regarding Covid this management should be ashamed. They did nothing at all during the whole beginning part of the pandemic and the entire building got sick. No one was wearing masks elevators were stuffed with people. No one cared. As if anyone was not watching the news. When I mentioned to a teen to wear a mask he got angry with me.
Cons:
There are heroine addicts going in and out of the building they are going to an apartment where they get their drug. The other day my roommate was in the elevator with a group of teen boys. A gun fell on the floor. The teens told my roommate, we will remember your face. You didn’t see anything. In the winter the heat gets hot so we have the windows open. The noise from the street is pretty loud. The elevators sometimes are out for weeks in a row. With the whole building stuck with one stuffed super speeder elevator.
Advice to owner:
You want to charge high prices to people moving here and make it look fancy. But safety is key. If we don’t feel safe here what’s the point of living here. Having guys with guns in the elevator is very scary. Heroïne addicts on their way to apartments to get their drug is also not great. All of this can be solved by tight security. Most of the guard now just have conversations with their friends. Also your Covid sighs 9 months to late don’t work. People stuff the elevators.
Rent was cheap and utilities were included. Apartment was recently renovated.
Cons:
Neighbors played loud music and moved furniture 24 hours a day. Did not respond to requests to stop.
Building has a never ending roach infestation.
Building management is apathetic and rude. Lacks urgency. Will not return calls or emails but will harass you if they need to get in touch about something.
Tenants in building make messes in the laundry room and take carts to their apartments.
Hot water was out frequently.
Advice to owner:
Burn the building down and start over

Cons:
Small garbage disposal. Front doors are always open, doesn’t feel safe even with a security guard sitting there all day, who are usually always sleeping.
Advice to owner:
Work on having actual security in the building. Fix your garbage disposal so people can stop leaving it outside of the disposal which bring rodents into apartments.
