I lived at 265 E 66th for a year and it is the worst building I ever lived in. During my tenancy I dealt with repeated long-term problems involving heat, air conditioning, hot water, mold, leaks, plumbing, gas odors, cockroaches, and unreliable elevators. These conditions resulted in 311/HPD involvement, which management retaliated against and prospective tenants can review in the public records. Management just ignores you or gaslights you when you have a legitimate issue in your unit. There were also recurring operational issues, including lost packages/letters, very slow delivery of food orders, washing-machine problems, and missing laundry/dry cleaning deliveries. Most concerning to me was the lack of professionalism and privacy. I experienced building staff/doormen discussing tenants and sharing information that I considered private with other residents, which made me very uncomfortable. Despite paying rent on time and trying repeatedly to resolve issues professionally, my concerns were ignored or avoided. I will be attaching photos so prospective tenants can make their own assessment. Based on my experience with the building conditions and management, I would not recommend anyone to live here.

Pros
Wonderful staff, super kind. Nice amenities (when they are actually open -apparently new management has cut down hours significantly from what they were before).
Cons
Raised the rent almost 10% in one year, raised amenity fees but cut back services. There is black mold growing in the water damaged areas of our elevator bank that’s been there for over a year. Internet is frequently down
Advice to the owners
Stop cutting corners - if you’re going to raise prices then at least hire more staff and maintain the building.
