Really cheap and pay by semester most of them, really easy to contact landloards
Cons:
Some of them charge you more for paying late or parties and most don’t allow pets

Your unit is an asset class, not a home

From all appearances, this building is glamorous and a dream: an imposing glass tower on the East river with an impressive driveway that ends with a reflecting pool. The staff are also great and do their best given the new owners.
Cons:
The new owners. Within months of buying the property, they wasted NO TIME in turning it into a venture capital carcass whose sole reason for existence is to vacuum as much money from tenants as possible (vacant apartments be damned!) They took this once proud and well-appointed community and systematically stripped away everything that made living here special (to cut costs and drive efficiency, of course!), at the expense of safety (they got rid of the gate man, swore they didn’t, and then ignored several credible reports by residents of strangers freely entering the property and even getting up to the apartments). If you are browsing this building on StreetEasy, please DO NOT BE FOOLED by the misleading pictures of RENDERINGS of amenities that have not been built yet, that they are deceptively using to lure in potential tenants. This is after hastily cobbling together gym renovations (all they did was repaint the walls in a very ugly black matte finish) then using this “work” as a justification for raising the rents of existing tenants by anywhere between 30-100%. The management of this company is hostile, unethical, unprofessional, incompetent (could not even introduce themselves to the community properly after the surprise sale), and above all, is unresponsive to residents needs (months to get a response on simple service requests for appliances or other issues). residents living in the building are pretty much trapped by their leases until they run out (or they suffer the penalty of breaking their lease). You are well advised to save yourself the trouble and avoid this building at all cost!

Beautiful apartments that are spacious, good floor plan, tons of closet space and spectacular views.
Cons:
Elevators often not functioning, takes months to fix appliances (oh did you want a functional dishwasher?), air conditioner is pathetic, prepare to sweat all summer. Things constantly breaking in the apartment and taking forever to get fixed. You have pay to grill in your own apartment building or have to pay to allow guest in the pool club/gym. Food deliveries take forever to come to your door, so I hope you like perpetually cold food

Pros:
Great 5-star building. Floor-to-ceiling windows Great friendly staff. Large apartments compared to new construction ones. Plenty of closets. Fantastic views of the river!
Cons:
The building changed owners this year and they are reducing services and lease renewals are at more than 50%, So it is a wait-and-see situation.
Advice to owner:
Keep services the same and rents were cheaper for it is out of the way

Quiet and spacious

The porters, maintenance, and doormen are fantastic. It’s very quiet and clean. Apartments are very spacious. Lots of windows.
Cons:
You have to pay membership to use the gym and pool. Kitchens and flooring in some units are not updated. Was reasonably priced until the building was recently sold. Now many people are priced out. Not all units have washer/dryer
Advice to owner:
You can’t charge that much rent for a 37 year old apartment that’s never been updated.

The resident manager Anthony Brucia, smokes cigars all over the place, it smells and he stinks. And it’s a no smoking building. The in house rental agent Janice Loew, will lie about the facts and smile as she wiggles at you. The AC is very poor for an all glass building, the gym charges more than Equinox and the AC in the workout room is almost none, they have fans in the room !, The building calls itself One EAst River Place, and doesn’t have a readable numeric number upon it, so Uber et. Al., can’t find you and will cancel, they refuse to put it a readable sign, stay far far away

Really nice building I love the location and huge windows and modern flooring
Cons:
The elevators don’t work and the building had a nice infestation and management is slow to respond to requests. They sent a threatening email to the building when dogs were peeing in the sidewalk that they can terminate our lease but can’t seem to get a mouse problem under control???
Advice to owner:
Get the mice issue resolved and learn how to better respect your tenants. I’m thankful my lease is almost up after 2 years I hate it here

Pros:
Truly a five star building with a great staff well-maintained and many services available.
Cons:
Not much to complain about. The walls are thin and my neighbor plays the TV too loud. However I contact the front desk and it is taken care of immediately.
Advice to owner:
Get rid of my neighbor next-door.

Persistent Elevator & Water Problems, Otherwise Great

Overall great staff, friendly and professional (except for a few) Excellent gym on 49-50th floor Great views for most apartments Limited noise (thick walls) Great neighbors (lots of doctors, others who are overall affluent)
Cons:
Horrible elevator wait time, apparently ongoing for years and years. Often one, two, or three out of four elevators under maintenance. Not uncommon to wait for 10minutes to go up or down Frequent brown water. Have lots of videos to show this
Advice to owner:
Fix elevator and water permanently
