Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews indicate that the buildings managed by James Coleman exhibit a mixed management experience. While residents appreciate the spaciousness, good heating, and friendly neighbors, challenges persist with garbage management, maintenance responsiveness, and cleanliness. Many tenants express frustration over unaddressed pest issues and the upkeep of common areas. Positive remarks highlight effective pest control and the general decent condition of living spaces. However, several critiques point to the need for better management practices and modernization efforts. Prospective renters should weigh these factors carefully, as the overall satisfaction varies across different buildings.

Affordable rent, spacious apartment with character

Pros

Good price Good pest control Nice neighbors Spacious

Cons

Trash smell because trash isn’t taken out often enough so it’s always overflowing. Floors in the apartment are very worn down, have gotten splinters and injuries and there’s holes in the floor. Has lots of “landlord special” repairs with messy paint everywhere and paint used to cover holes in floor. Pain is bubbling and falling off. Kitchen is very outdated, simple fixes could make it much better.

Advice to the owners

Simple renovations could make this a much more habitable place.

No one cares

Pros

Location, that’s it.

Cons

The super is the cousin of the previous super - meaning he’s not a skilled super and doesn’t know what he’s doing. He’s rude and arrogant and lets the garbage collect forever before emptying them (literally the only thing he does). There’s been an ongoing mouse issue for years that no one has done anything about. Avoid this over priced, shitty building. Also, our landlord is holding on to our deposit and legit said “I don’t care.” And the board isn’t helping at all.

Advice to the owners

Invest in a real super. Make your owned shops are renting out do upgrades to their units. Implement a system for the laundry that actually works (the app is garbage), and force tenants to abide by the proper area rug laws since the building is old and everything is so insanely loud.
