Summarized from anonymous rental reviews on openigloo.
Tenants of 700 East 9 Street appreciate its central Manhattan location, clean hallways, new appliances, and some feel the building has decent security and helpful staff, including a responsive superintendent. However, many express frustration with poor overall management, slow or inadequate maintenance response, and persistent pest issues like mice. Heating problems are frequently reported, with some apartments becoming uncomfortably hot due to infrastructure. Noise levels vary widely depending on apartment location, with some units suffering from excessive noise from nearby bars. Garbage management and cleanliness receive mixed feedback. Despite these issues, some tenants recommend the building for its location and certain amenities.

Extremely hot apartment in an extremely hot location
Former Tenant
Pros:
New appliances, actual granite countertops, somewhat responsive property managers
Cons:
If you live on the 5th floor, the apartment in the winter, summer, and spring will be EXTREMELY hot due to the pipes for heating. There were times when even with the windows open it would be 80-90 degrees in the unit. I also had issues with mail theft. ALSO, according to NYCDEP this building historically has lead water pipes, please be aware and careful.

TERRIBLE MANAGEMENT AND LANDLORD
Former Tenant
Pros:
renovated apartment, exposed brick walls
Cons:
don't rent apartment 2!!! is upon the bar and you can listen to the music from around 2 PM to around 4AM EVERYDAY! the floor vibrates and you know exactly what music is playing. broker refused to show the apartment at 8PM, they only showed the apartment during the times that the bar was closed. we moved in, spent one sleepless night there and left the next day. 42 decibels is the permited by law, between 10pm and 7am. In our night there, the peak reached 85 decibels. they refused to give our 2 months payed in advance rent for this INHABITABLE apartmet! we are going through a nightmare with this terrible people.
Advice to owner:
don't put on the market an apartment that it is NOT LIVABLE
