Gem of Gramercy
Pros
Very unpretentious building in Gramercy, all of the perks at a more accessible level
Cons
The management company has a lot of rules and enforces them
Great location; terrible co-op board
Pros
The neighborhood is fantastic and the people that live in the building are very nice.
Cons
The co-op board refuses to serve the tenants when it comes to repairs and remediation. There was a fire in the building 11/5/2022 and the building STILL isn’t fixed despite being told it would be 4-6 weeks over and over again. There was mold all over in March and HPD issued a violation. The mold was cleaned in common areas, but not remediated. It grew back and HPD came back out to inspect on 8/1/2022. They found more mold and issued ANOTHER violation and escalated it to hazardous. Residents went without an elevator for five months and work on repairing the elevator didn’t begin until after a tenant on the 9th floor collapsed and died despite residents repeatedly asking for the elevator repair to be a priority. This co-op board will take any opportunity to serve themselves before actually being a responsible landlord. The amount of games the board plays to avoid accountability is astounding. There has been scaffolding up for years despite being told the work will be completed. The management company is also terrible. One of the real estate companies (Evans & Nye) that lists apartments for rent in the building actively lies to prospective tenants about the state of the building at the behest of the owner/ sponsor who has two HPD class C violations in his name for lead paint that have been active for over 32 years.
Advice to the owners
You’re a landlord. Act like one. You are not above the law.
