The apartments are a good size, and the location is great if you're looking to live in the heart of the city.

The management company - Rialto Management - has a faux-responsiveness to any issues. Whether it is on accident, or they really think people are that stupid, I have no inkling. Either way it is unacceptable. The superintendent services company they have hired to manage the building is worthless. We have lived here a year and STILL do not have a working light/fan in our. bedroom. We've talked many times with Rialto to fix the endless issues we have with the apartment and they make a show of setting up someone to come fix something but that person will most assuredly NOT show up. The only thing you can depend on is that Rialto is not dependable. Need more anecdotal evidence? Trash service is abysmal at best, at worst it is criminal (literally! Multiple citations and summons.) The most responsive they've been is to install window guards (we have a newborn). In fact, it bordered on harassment. The ironic part is that we didn't even request them. They are required by law to have them installed so they actually worked hard to get them finished. Not to care for their tenants but to keep their own butts safe. This has only lead to more problems as now none of the windows are in the tracks, so we have full wind coming through these ancient and broken windows. The breeze literally moves our curtains. Unacceptable. The single washing machine they have is often broken, and the one light leading down the stairs is never working. The basement area is straight out of Saw 3. I always expect to see a creepy clown doll riding a little tricycle.
Advice to the owners
Do so much better. For how much you're charging for these apartments, people should AT LEAST have working lights.
