Pros
May 2022. The initial leasing process was extremely easy, positive, and quick! I was able to schedule a viewing within the same week as the listing was posted and expressed my interest and submitted the paperwork the same day. By the next day, I was approved and signed my lease! The apartment was being listed as a 1B but after I moved in, I noticed that it’s actually a flex wall. The leasing company also requires a mandatory $20/month for heating, which was not mentioned earlier. When I moved in, the place was clean but there were small fixes needed that I told the live-in Super about. Within a week, they were fixed. I had an issue with the water pressure of my kitchen sink that had multiple visits for fixing. The building is connected to an identical building on the other side (340). The two buildings connect in the middle and share the garbage room/washing machines (entrance on ground floor). The washing and drying machines (7 of each) appearing brand new and all functional. They are operated by an application on your phone where you scan the QR code and pay via your phone for $2.50/cycle. It notifies you when the load is complete! The building management uses an online portal for submitting maintenance requests as well as paying rent. Jan, the live-in super, is friendly and I see him constantly maintaining the building. My apartment that is on the South side of the building has a TON of natural lighting.
Cons
The noise level can be bad depending on which side of the building you face (one side is a medical office which is quiet but the other side faces the traffic leaving the Ed Koch bridge). The building hallways on the ground floor often smells like pee. There needs to be more disinfectant/cleaning. The stairs can be slippery when it rains and would suggest management getting some anti-slip on tape to the stairs. I have had mouse droppings in the apartment and 1 cockroach. I’ve seen a total of 4 in the building from May to Sept 2022.
Advice to the owners
Possible need for pest control. Hallways should consider automatic scent control.
