Great building if you don’t mind roaches

Pros:
The rooms are very spacious, the heat and AC are working well, the renovations were very high quality, the super is very responsive, the windows let in a lot of light, and overall the apartment is great.
Cons:
Even though our apartment was on a high floor, over the 2 years of living there, we would keep getting massive water roaches come out of the pipes in the bathroom and kitchen. We even found a huge dead roach in the dishwasher (after the cycle ran!!). We also saw these big roaches in the hallway, in the trash chute, and even outside the building. We used to request an exterminator every two weeks, yet that did not help the problem at all because they would come from the pipes, not originate from our unit. This is very unfortunate because overall the building was great and we had no other complaints.
Advice to owner:
Deal with the roach problem on the building scale, not the unit scale

Pros:
Large units for New York City at market price, good doormen and maintenance staff, we have stayed for 5 years and when we’ve needed things replaced they have followed through, but not always rapidly
Cons:
Facing first avenue is loud (sirens and traffic), the building runs hot in the winter but opening windows is loud, recent price increases make it not as good value for what you get
Advice to owner:
Tiny gym does not make this a luxury building
