A Special Building!

Pros:
The location is fantastic. Nestled on a little side street north of St. Nicholas Park, it is quiet and secluded. The apartments on the sunny side face the Bronx and have a beautiful view of the neighborhood (if you're high enough).
Had a few maintenance items when I first moved in, but they got taken care of quickly and correctly (mostly) the first time. Great experience in a beautiful apartment with lots of space. 53 Hamilton has a nice laundry room. Entire building is rent stabilized.
Cons:
The elevator is small and slow - but at least there is an elevator! The only way down to the laundry room is via the elevator, which can be a pain sometimes. There's no secure mailroom, so package theft is a big problem in this building. There isn't roof access despite there being a beautiful and expansive rooftop.
Advice to owner:
Help us find a solution to the package stealing problem. It's a big issue in this building and whether that's adding cameras, upgrading the entry intercom system, or adding a package locker in the lobby (there's space for it!) it would make getting packages a lot easier.

Loved the street and location, decent value, good light
Cons:
I lived there during Hurricane Irene and Hurricane Sandy and the water poured into our unit and they never dealt with the walls- we had crazy leaks in the kitchen for years after and they never dealt with the peeling paint and bubbling ceilings despite constant calling and emailing. We had to move out bc they just didn’t fix things. It was a while ago so perhaps the new management company cares?

Pros:
The street is quiet and beautiful, neighbors are nice, recycling / garbage is done properly by the super, dog friendly.
Cons:
The management company is run by literal criminals (Google Mitch Rothken). They will take forever to fix a maintenance issue. There are constant rat infestations. Took 6+ months for them to fix a rat infestation in our apartment which was caused by a hole in the facade of the building.
Advice to owner:
It's not easy to start giving a crap and stop being a criminal once you have a record...
